The Southeast Heights of Albuquerque is a suburban neighborhood just southeast of downtown. It sits just removed from Historic U.S. Route 66 and from the University of New Mexico, drawing prospective residents from among the student population. Others move here for its proximity to major regional employers like Kirtland Air Force Base and Netflix. It is a friendly neighborhood, as is usual for inhabitants of the high desert. “This is a very warm and welcoming place,” says Giulia Urquhart, associate broker with Coldwell Banker Legacy, who has 16 years of experience in the area. “I showed a house with gorgeous entertaining space to a client last year, and she asked me, ‘Who will we entertain? We don’t have any friends here.’ I told her, ‘You will.’ She called me recently to say that I was right. New Mexicans throughout the city are invariably kind and open to new residents.”
Southeast Heights is a friendly neighborhood, with beautiful homes in the high desert.
Southeast Heights locals go to nearby Manzano Mesa Park, which offers pickleball courts among other amenities.

Suburban homes with ample outdoor living space
The suburban streets of Southeast Heights are lined with single- and two-story stucco-sided homes, many featuring Pueblo-inspired architectural features. Flat roofs are common, although many midcentury cottages and ranch-style homes have low-gabled roofs. Modern Traditional builds occasionally feature Spanish tile roofs. Many front lawns have been xeriscaped, foregoing traditional grass in favor of stones, sand and shrubs that thrive in the high desert atmosphere. Backyards are frequently large enough to accommodate in-ground pools or sprawling patios. “We average 310 days of sunshine per year, which makes life very comfortable,” Urquhart says. “We live outside three seasons of the year, so outdoor living space is important.” Prices typically range from around $240,000 to almost $850,000 depending on lot size, build year and the status of any renovations. However, some larger properties that incorporate more midcentury modern flair can cost over $1 million.

Specialized programs prepare Highland High students for careers
Bandelier Elementary School, located on the neighborhood's west side, scores an A-minus from Niche. Students then proceed to Wilson Middle, rated C. Highland High School earns a B, offering over 20 athletic programs. Highland High students can also join DECA, a program that focuses on preparing them for careers in marketing, finance, hospitality and management.
Highland High School is home of the Hornets in UNM South, NM.
Albuquerque's Bandelier Elementary School is located on the south side of town in Southeast Heights.

Restaurants and shopping along Historic U.S. Route 66
Residents can pick up fresh produce and groceries at the La Montanita Food Co-op in Nob Hill, just north of the neighborhood. Other nearby options are Sprouts and Smith’s, two supermarkets within a few miles of most area homes. Daily necessities can be shopped for at the Target near Coronado Center. Southeast Heights is just south of Historic U.S. Route 66 and the trendy Nob Hill district, two major hubs for the local food scene. Popular restaurants include Irish pub Two Fools Tavern and brunch spot The Farmacy.

Convenient transit options include trams and the interstates
Central Avenue and Gibson Boulevard are the two closest thoroughfares, connecting the neighborhood to popular shopping districts, the restaurants and museums downtown and Kirtland Airforce Base, a major area employer. While limited, public transportation is available nearby. “We do have the ART tram system, which runs east and west along the commercial area of Central Avenue, or the old U.S. Route 66,” Urquhart says. “For private driving, traffic is typically a non-issue except at rush hours.” Backups are generally concentrated on Interstate 40, the main east-west throughway, and Interstate 25, which is the most direct route north to Santa Fe.
Southeast Heights roads are linked to Interstate 25, which is the quickest way for locals to get to Santa Fe.
Southeast Heights locals have access to the ART tram system, which runs east and west along the commercial area of Central Avenue.
The Southeast Heights neighborhood offers an easy commute to Kirtland Air Force Base.

A playground in the center of the neighborhood and a small golf course to the southwest
There are small green spaces throughout the neighborhood, the largest of which is Burton Park at the center. Here, children can romp on the playset while their parents picnic beneath the tall, shady trees. Golfers can head to Puerto Del Sol, a 9-hole course at the southwest corner of the community.
Puerto del Sol is Albuquerque's only golf course featuring a lighted driving range.
Burton Park has a great playground for local kids to enjoy nearby the Southeast Heights neighborhood.
You will often see locals enjoying a picnic around Hyder Park.
