Easy commuting and views of the city from Taylor Ranch

Taylor Ranch is a small suburban community across the Rio Grande from downtown Albuquerque. Its well-maintained homes are perched at a comfortable remove from the main city. “It’s very centrally located on Albuquerque’s west side,” says Realtor Michael McCracken of Keller Williams. “It has easy access to the major river crossings, and it’s sort of sandwiched between Coors and Unser boulevards, which are the two main highways of the west side. It’s kind of small, but you can get anywhere you need to be quickly, and it’s elevated, so when you’re driving toward east Albuquerque, you get a perfect view of the river, the city and the Sandia Mountains. Not every house has a view like that, but everyone who lives in the area gets it when they make their commute.”

Modern Traditional homes are well kept and feature a mix of styles

The winding suburban streets of Taylor Ranch are speckled with Modern Traditional homes built primarily in the early 2010s. Lots are often large enough to accommodate small backyard patios or in-ground pools. Many front lawns are xeriscaped with plants acclimated to the high-desert climate. “The homes are all a little bit older, but they’re well maintained,” McCracken says. “There’s a good mix of styles. My aunt lives there in a red brick ranch-style house, but there are also the more traditional Southwestern homes with stucco siding.” Prices typically range from $225,000 to $850,000, depending on build year and size, plus a few outliers above $1 million. Townhouses in the area can sell for $215,000 to $550,000.

Volcano Vista High offers Air Force JROTC program

Students in Taylor Ranch are zoned to Albuquerque Public Schools, which receive an overall B grade from Niche. Nearby institutions include Chamiza Elementary and L.B. Johnson Middle, both rated B-plus. Volcano Vista High receives an A-minus and offers an Air Force JROTC program for eligible students. School choice in APS is supported by magnet pathways, open enrollment and transfer requests. Most transfers are based on capacity, although magnet admissions typically involve a lottery system.

Nearby parks have playgrounds, baseball fields and dog friendly spaces

Parks around the Taylor Ranch Public Library include Santa Fe Village Park, which offers open green space, a small playground and a dog park. On the other side of the neighborhood, Mariposa Basin Park hosts the Petroglyph Little League at its five baseball diamonds. The Rio Grande is another popular source of outdoor recreation. “You can be at the Paseo del Bosque Trail within 5 minutes,” McCracken says. “The trail is maintained by the county. People use it for hiking, biking and even horseback riding.”

Coors Boulevard connects residents to grocery stores and the mall

Residents can choose between Albertsons, Sprouts and Keller’s for groceries just across Coors Boulevard. “Coors is also the best way to get to Cottonwood Mall,” McCracken says. “That trip takes anywhere between 5 and 7 minutes most of the time.” Cottonwood Mall is home to over 160 restaurants and retailers, and its surrounding shopping centers host a Costco, a Walmart Supercenter and a Sam’s Club. Popular eateries in the neighborhood include K Style Kitchen and the Westside location of Jinja Bar and Bistro.

Montaño Road and Coors Boulevard are major neighborhood thoroughfares

The main commuter highway for Taylor Ranch cuts through the midsection of the community. “The neighborhood has easy access to Montaño Road, which is a major lane for crossing the Rio Grande into northeast Albuquerque,” McCracken says. “It’s also close to Coors Boulevard, which is the main thoroughfare of the Westside. From Coors, you can get to Interstate 40 or to your major shopping centers and restaurants.” I-40 is also the quickest way to the Albuquerque International Sunport.
