Listed on the National Register of Historic Places, the Garden District in Alexandria, Louisiana, holds century-old appeal. “The style and character of the homes really attract people," says Adele Sylvia, a Realtor with Rhodes Realty and longtime Alexandria resident. "A lot of them still have the original wood floors and large windows that let a lot of light in. Some of the streets still have the old bricks from years ago. It’s very charming.” The eight-block neighborhood is conveniently located just a mile from downtown dining and 2 miles from Christus St. Frances Cabrini Hospital, one of the city’s biggest employers with over 1,500 staff members.
Historic and new bungalows in the Garden District
Homebuyers will find colonial revivals, along with early 1900s Craftsman bungalows and recent builds in the same style. Properties commonly rest along sidewalk-lined streets and come with lots of at least 1/4 acre. “It’s a walkable neighborhood. You’ll see people out walking their dogs,” Sylvia says. “There are lots of beautiful old oak trees in the neighborhood.” Homes typically range from $200,000 to $300,000. “The costs are comparable to Alexandria as a whole,” Sylvia says.
Garden District has a CAP Index overall crime score of 6, compared to the national average of 4. It earns an 8 for other violent crimes. The neighborhood is less than a mile from a police department. “I think anytime you have police close by, it gives people peace of mind that they’re going to be quick to respond," says Debbie Goynes of Service First Realty, who’s been a Realtor since 1996.

A zoo, golf course and a playground on Masonic Drive
Just south of the neighborhood on Masonic Drive are Bringhurst City Park, the Historic Bringhurst Golf Course and the Alexandria Zoological Park. The public, 9-hole golf course was established in the 1920s. The 33-acre zoological park is home to 500 animals and allows visitors to feed the birds and fish. Bringhurst City Park has a playground, splash pad, paved walking trails and a sand volleyball court.

Dining in nearby downtown Alexandria
Garden District is largely residential, but shopping and dining are close by. Downtown Alexandria is less than a mile northeast via Jackson Street. Local favorites there include Diamond Grill, an upscale eatery serving steak and seafood in a former jewelry store. Critics Choice is a popular lunch spot known for its Philly cheesesteaks and Italian grinders. Kroger is 2 miles away on MacArthur Drive.

Mutt Strut is an annual neighborhood event
During Mardi Gras, the neighborhood holds its annual Mutt Strut, which features a dog costume contest, live music and food trucks at Albert and 20th streets. “They have block parties in the neighborhood periodically,” Goynes says. “It’s very community-focused.” The Alexandria Farmers Market offers locally made goods and produce. The event takes place every Tuesday from 3 p.m. to 6 p.m. on Jackson Street.
Students attend historic Bolton High School
Students may attend Rosenthal Montessori Elementary, Alexandria Middle Magnet School and Bolton High, all of which are within Rapides Parish Public Schools. The elementary school scores a B Niche grade. Both the middle school and high school have a B-minus rating. Bolton is in a Classical-revival building that was constructed in 1926 and is on the National Register of Historic Places.
The Alexandria International Airport and Christus St. Frances Cabrini Hospital are nearby
Interstate 49 is just east of the neighborhood. “We have a bus system, but it’s not used heavily,” Slyvia says. “People drive here.” The Alexandria International Airport can be reached by following the highway 8 miles north. Christus St. Frances Cabrini, a 241-bed hospital, is 2 miles south on Masonic Drive.
