Martin Park is "a close-knit community"
The compact neighborhood of Martin Park features vintage homes nestled along quiet, sidewalk-lined streets, at a friendlier price point than elsewhere in the city. “I feel like it’s the best bang for your buck in Alexandria. The homes are a little older, but they’re pretty well-maintained," says Carissa McDaniel, a Realtor with EXP Realty and an Alexandria native. She also notes that it’s a close-knit community. "Most people that live in that area have lived there for years and years. They have a group of ladies that walk together. They have their own Facebook group. It’s the kind of place where if you lose your dog someone will help you find it." And while Martin Park is entirely residential, it's less than a mile from MacArthur Drive, one of Alexandria’s major throughfares, lined with shopping centers and restaurants.

Ranch homes reign in Martin Park
Most houses in the neighborhood were built from 1950s to the 1970s and are ranch-style homes and midcentury moderns. Properties usually sit on more than a quarter-acre and mature pine and magnolia trees are common in yards given the age of the neighborhood. “Over 90 percent of the backyards are fenced in,” McDaniel says. “People like that for their pets.” Prices typically range from $150,000 to $250,000. “The homes are well-maintained, but a lot them haven’t been updated. It’s 50-50,” she says. “There are a lot of investors going into that area. They’re fixing the houses up and flipping them or renting them out.” Martin Park does have a history of flooding after major storms. “It’s in a flood zone,” McDaniel says. “You need to get flood insurance if you live there.”

MacArthur Drive is less than a mile north of the neighborhood, leading to several shopping centers and restaurants. Christus St. Frances Cabrini Hospital and the Alexandria International Airport are nearby
U.S. Highway 71 is less than a mile north of the neighborhood, allowing residents to easily get around the city. Christus St. Frances Cabrini Hospital, a 241-bed facility and one of the city’s largest employers is a 3-mile drive north along that stretch of road. The Alexandria International Airport is 12 miles northwest. Downtown is 5 miles away via Interstate 49 North. “Alexandria is right in the middle of the boot of Louisiana,” says Rusty Wilder, broker with The Wilder Group, who lives in the city. “We are within an hour or two of every major city. We go to Baton Rouge for LSU football games quite often.”
