“If you’re craving an oasis in the hubbub,” says Darren Robertson, a local Realtor with Samson Properties, “Lincolnia Hills is that kind of place.” Roberston, who was named a Washingtonian Elite Producer in 2023, says, “It’s a bit a throwback feeling in many ways, because once you leave its quiet suburban streets, you’re in the buzz of a high-traffic spot that’s solidly inside the beltway. Yet when you’re home, you’re away from highway noise and congestion.”
The Lincolnia Hills area includes a haven of standalone homes surrounded by green spaces, condominiums and convenient retail centers, where residents enjoy the best of both worlds. Here, you’re tucked within nature, while living near bustling Beauregard Street, a metro station, Interstate 395 and a major airport. Community roads lead to Old Town on the water, Tysons Corner and the nation’s capital within less than 15 miles. Yet with all its proximity to urban activity, Lincolnia Hills enjoys a buffer of forested parks.
Originating as a post-Civil War settlement, the area was annexed into Alexandria in the ‘50s. During this baby-boom era, M.T. Broyhill & Sons began building sturdy homes for families attracted to the metropolitan area. Today, midcentury residences include ramblers, split-levels and bi-levels from 1,100 to 3,000 square feet and priced between $600,000 and $900,000. Robertson adds, “Homes here have a lot of classic older architecture, from an era when they were overbuilt to last like tanks. And even though there’s no HOA, most homes are nicely maintained, and the yards are well-kept.” Quiet streets and a canopy of mature trees create a cozy setting for walks and bike rides.
Outside of the single-family community, options include a mix of condominiums and town houses. In Mayflower Square, two-bedroom condominiums are priced around $275,000. In Beauregard Manor town houses from 1,900 to 2,700 square feet range from $410,000 to $650,000. You can also find end-unit town houses in Beauregard Heights for around $630,000. Town houses built in the late ‘90s can fetch $640,000.
“The parks in Lincolnia Hills,” says Robertson, “are one of the coolest things about living here. People really do take advantage of the natural areas because this whole region is densely populated, and quiet space is a premium benefit.” From North Morgan Street, you can enter the Holmes Run Trail and hike a mile through the heart of Dora Kelley Park. Ecosystems across its 50 acres provide refuge for species found nowhere else in Alexandria. Residents bask here in birdsong and the gentle flow of the Holmes Run stream. The southern entrance to Dora Kelley is bordered by the Jerome “Buddie” Ford Nature Center and William Ramsay Recreation Center, equipped with a dance studio, full gymnasium and fitness equipment. Outdoor enthusiasts also trek the Rynex Natural area where a scenic 2.5-mile loop curves through dense oaks.
Public-school students can walk to William Ramsay Elementary within the neighborhood, before moving on to Francis C. Hammond Middle. Older students head to Alexandria City High which earns a B grade from Niche. In 2023, a group of ACHS Black Student Union, Theatre, and Television and Media Production students won the Barbara Johns Youth Award for Human Relations and Civil Rights for their documentary, “They Are All Honored Here,” which examines their journey to the National Memorial for Peace and Justice.
Essentials and eateries are all close by in the Plaza at Landmark. Residents enjoy charcoal-roasted specialties at Justas Chicken Peruvian Restaurant here or stock up for in-home cooking Giant grocery store. “For dining outside of the many chain options,” Robertson adds, “City Kitchen in Landmark has a lot of great craft beer and the décor is really fun.” If living close to D.C. intrigues you, but you’d rather forgo the hustle, Lincolnia Hills may feel like home. Says Robertson, “You’re within striking distance of so much to see and do, yet you’re not in an urban village with a city vibe. Here, you can find a really quiet place, and still join the high-energy flow in minutes.”
