Seminary Hill is named for the 200-year-old Virginia Theological Seminary, but the college is just one example of the historic sites that are an integral part of the neighborhood. It’s located in Alexandria, Virginia, a 275-year-old city less than 10 miles from Washington, D.C. Like much of Alexandria, Seminary Hill is full of parks and green spaces that are often connected to American history, says Phil Cefaratti, a 20-year resident of the neighborhood. Locals can walk their dogs around the site of a Civil War fort or ride their bikes past a tree that stood during the American Revolution. It’s common to see residents enjoying the neighborhood’s trails, parks and paths; Cefaratti, also president of Potomac River, Realtors, says he walks up to 4 miles in the mornings. This primarily residential community tends to draw homebuyers because of its active lifestyle, quick commutes and proximity to three highly rated private schools.
Fort Ward in Seminary Hill is a preserved Civil War fort and a 45-acre green space.
History and recreation in a 275-year-old city
Visitors to the Fort Ward Museum & Historic Site can walk the 45-acre grounds while exploring the preserved earthworks of a Civil War fort. Locals often stroll the lawns and tree groves of Virginia Theological Seminary’s 200-year-old campus, where wounded Union soldiers were treated during the Civil War. A playground, bike trail and a 300-year-old willow oak sit along the creek at Brookvalley Park. Cameron Run Regional Park isn't historic, but it offers plenty to do between batting cages and an 18-hole miniature golf course. The park opens its ice skating rink from January to February, while folks splash and slide at Great Waves Waterpark from Memorial Day to Labor Day. Alternatively, indoor swimming is available at Patrick Henry Recreation Center. Residents can worship at the Virginia Theological Seminary chapel or the other churches that dot the neighborhood, which is also home to Beth El Hebrew Congregation synagogue.

Stores and restaurants line Duke Street, home to a Harris Teeter supermarket, several chain eateries and Smoking Kow BBQ, named one of D.C.'s 10 best barbecue joints by The Washington Post. Wheeler Street is largely industrial, but many residents still swing by to grab beers at Port City Brewing Co. “We get a lot of neighborhood traffic from people who want to take their dog for a walk or do an afternoon jog and then pop in and have a beer,” explains Ryan Pederson, Port City Brewing’s tasting room manager. Since it opened in Seminary Hill in 2011, the brewery has won international competitions and even gotten its Monumental IPA on tap at the White House. North of the brewery, Inova Alexandria Hospital provides emergency care and 20 other services such as cancer treatment and orthopedics.

Condos and colonials on the market
Homes are generally not as historic as the neighborhood’s landmarks. Instead, midcentury condo complexes and Colonial Revivals built since the 1950s are common. Large custom homes are being constructed around the neighborhood too. Lot sizes vary from a quarter of an acre up to a full acre. Freight trains use the tracks on the south side of Seminary Hill, but most homes are buffered from the rails by a wall of industrial buildings. Single-family homes typically cost between $600,000 and $900,000, with a median sales price of $750,000. However, some larger new-construction homes can run into the millions. Condos are grouped alongside Interstate 395, and prices range between $135,000 and $460,000.

Teens earn medical school credits at Alexandria City High
Alexandria City Public Schools oversees two nearby campuses that children can attend: Patrick Henry K-8 School and Alexandria City High School. The first gets a grade of C-plus from Niche, while Alexandria City High receives a B. The high school is the home of the Governor’s Health Sciences Academy, where teens can take courses such as surgical sciences or sports medicine and earn college credit from George Washington University’s School of Medicine and Health Sciences. A trio of A-plus-rated private schools are in or near the neighborhood: St. Stephen’s and St. Agnes School, Bishop Ireton High School and Episcopal High School. The latter is a boarding school with alumni that include Sen. John McCain.

Joggers, lagers and more at Port City Brewing
Port City Brewing Co. usually hosts several events each week. Runners can follow a Monday night run with a beer at Joggers & Lagers or catch a free comedy show once a month. Rather than an Oktoberfest celebration, the brewery hosts a German-themed festival called Wunderfest in September. Locals can head east to Old Town for citywide events, such as June’s Alexandria Jazz Fest.
Seminary Hill residents can easily drive onto Interstate 395 to reach Washington, D.C.
Close to I-395 and the Beltway
Seminary Hill borders Interstate 395, which residents can use to drive into Washington, D.C. There’s also an on-ramp to Interstate 495, the beltway surrounding D.C. The nearest train station is the King St-Old Town Metro station 2 miles east of the neighborhood. Passengers who board the train can reach Ronald Reagan Washington National Airport in about 10 minutes and Washington, D.C., in half an hour. Bike lanes extend along Seminary Road, Wheeler Street and other neighborhood roads. However, Cefaratti says residents usually get around by car.
