South East Allen is known for its restaurants, location and schools
South East Allen has developed into an area with much to offer. Decades ago, residents would have to drive to a neighboring city for shopping, dining and entertainment. Today, the neighborhood has it all, yet it retains lower home prices than other parts of Allen. Homeowners who once favored other places are now putting the region on their radar. “Some people think they want to live in Plano, but here it’s more affordable, and it's still convenient to get there,” says Lisa Allen, a Realtor with Keller Williams Realty. “The schools are outstanding, and you’re 5 to 10 minutes from U.S. Route 75.”
Older ranch-style houses and newer traditional homes
Brick ranch-style houses from the 1970s and 1980s are prominent. The properties usually come with a garage. They can range from $250,000 to $420,000. Newer traditional homes can go from $400,000 to $740,000. While subdivisions can follow a grid-like pattern, the area’s concrete roads tend to curve through the community, and sidewalks are abundant. Mailboxes sit on posts or in brick holders. Front yards tend to feature mature trees.
The Allen Independent School District gets high marks
Students are served by the Allen Independent School District. They can attend Max O. Vaughan Elementary School, which holds an A Niche grade, as does W.E. Pete Ford Middle School. Allen High School offers the International Baccalaureate Diploma Programme, a globally recognized curriculum focused on critical thinking. It earns an A from Niche. The Allen High football team has won five state championships since 2008 and plays at the 18,000-seat Eagle Stadium. Starting in 2026, families can apply for Texas’ school choice voucher program, which will award close to $10,000 for private education.
Close to U.S. Route 75, plus sweltering summers
U.S. Route 75 is west of the neighborhood. The community is around 15 miles from Downtown Plano and close to 25 miles from the Dallas Downtown Historic District. Dallas Fort Worth International Airport is nearly a 35-mile drive. July and August often reach triple-digit temperatures, so residents generally stay inside or spend the day at a pool.
Parks for sports, live performances and pets
Bethany Lakes Park provides a disc golf course, a fishing pier, a baseball field, hiking and biking trails and an amphitheater, among other amenities. It hosts free concerts each summer. It also houses Joe Farmer Recreation Center, which offers basketball, handball and racquetball courts, a game room and a fitness room. Across the road is Bethany Ridge Park, a smaller space with a playground, picnic tables and a fish-filled pond. Ford Park focuses on sports with football, soccer, softball and lacrosse fields, plus tennis and pickleball courts. It also has a public pool that opens every summer. The space will close for renovations in fall 2026 before reopening in late 2027. The Bark Yard is an area for pets to get out their energy.
Diverse cuisines and access to The Village at Allen
The community has added plenty of cuisine choices in recent years. “Allen’s restaurants can now compete with anyone,” Allen says. “It has added so much value to the area.” Saltlight Station Banh Mi & Pho serves traditional Vietnamese food and has a fusion menu with sriracha quesadillas and brisket cheesesteaks. Joe’s Italian Bistro mixes authentic fare with a casual setting. Mom’s Cafe has American and Mexican breakfast and lunch options. Kroger and Walmart Supercenter are close to the neighborhood. The Village at Allen, an outdoor shopping center and entertainment hub, is around a 5-mile drive. First United Methodist Church of Allen partners with various organizations to distribute food, clothing and school supplies to people in need, among other forms of outreach.
