Windward's suburbs offer luxury homes and lakefront living
Tucked between Alpharetta and Suwanee, Windward is a community best known for its access to high-end amenities and luxury homes. "It's all about the lifestyle," says Jody Tirone, a Realtor with Ansley Real Estate. "We have lots of the shopping and restaurants that you'd find in Atlanta, but you're in the suburbs, so you've got less crime and better schools." Centered around Lake Windward, the area boasts two golf courses and connections to popular hiking trails. A variety of nearby shopping centers and some of the state's best-regarded public schools are also a major draw for families. Windward has a CAP Index Crime Score of 1 out of 10, lower than the national average of 4.
Most homes are larger and pricier than elsewhere in Fulton County
Long, winding streets are capped with cul-de-sacs and lined with meticulously maintained lawns. Mature trees dot the landscape, and many streets have narrow sidewalks that connect residential zones. Lots are typically one-third of an acre or larger, providing locals with ample space and a sense of privacy. The average square footage of a home is around 3,500, which is almost double the national average. The median price for a single-family home in Windward is approximately $840,000, compared to the Fulton County median of around $520,000. Contemporary ranch-style homes and two-story New Traditionals sell for between $500,000 and $900,000, depending on amenities like screened-in porches and vaulted ceilings. The newest and largest homes in Windward tend to be Contemporary Craftsman and Colonial Revival designs, featuring acreage, lakeside views and easy access to the golf club. They range from $900,000 to $3.4 million.
Alpharetta High ranks among Georgia’s best public schools
Students in the area frequently attend Creek View Elementary School before heading to Webb Bridge Middle School, both of which have an A rating from Niche. Alpharetta High School has an A-plus and is considered by Niche to be one of the top 10 public high schools in Georgia based on its college prep program. In 2025, the high school's volleyball team won the regional championship for the second consecutive year.
Private clubs and public parks offer a mix of outdoor options
In addition to a variety of pocket parks, the community has the Windward Sports Park, which has playground equipment, athletic facilities and a dog park. Windward Community Park has a playground specifically designed for children ages 2-5, along with picnic pavilions and a walking path. A frequent site for local celebrations, Lake Windward is a central hub for the community and a popular spot for swimming and paddleboarding. About 9 miles of the Big Creek Greenway are easily accessible from the neighborhood, offering numerous parks and scenic views along the way. The Golf Club of Georgia has two 18-hole courses in the area. The Creekside course runs along Big Creek, while the Lakeside course is at Lake Windward. Both courses feature picturesque woodlands and waterfront views. The Windward Lake Club is a private club with pools, lit tennis courts and marina access. "A lot of people move here thinking that their HOA dues cover the lake club," says Tirone. "But that's separate from other local amenities."
Dining options include upscale tavern fare and fresh seafood
Alpharetta offers a diverse range of shopping and retail options, from the North Point Mall to the mixed-use development of Avalon. Visitors can shop at popular retail brands like Sephora, Ann Taylor and Macy's. Publix is available in the nearby community of Johns Creek. The Windward Tavern has a menu of upscale tavern food to go with its selection of fine wines and handcrafted cocktails. Ocean and Acre offers locally sourced ingredients and fresh seafood for its raw bar and surf-and-turf specialties.
Downtown Atlanta is roughly 30 miles south
The main highways in the area are U.S. Highway 19 and Old Milton Parkway. Buckhead is about 25 miles south, while the heart of Downtown Atlanta is about 30 miles away. The Metropolitan Atlanta Rapid Transit Authority (MARTA) has bus stops along Main Street in Alpharetta, about 5 miles away.
