Farmland, thickets of trees and residential scenery all flash by on a drive through Rural Guilderland, which sits outside Albany in eastern New York. Its winding roads dot a landscape also peppered with wetlands, natural beauty and overtly natural surroundings. “Guilderland is a diverse town and fairly spread-out,” says Brian Brosen, a licensed associate broker and leader of the Capital Team. “Everybody wants the land, the space and the outdoor areas. There’s a few preserves out there and it’s all about nature, but still within 15 minutes of Crossgates Mall and access to highways.” Residents stay in touch with their natural surroundings without sacrificing the convenience of a quick commute.

Homes with acreage and unique architecture
A wide variety of architecture populates Rural Guilderland, with Cape Cods, colonials, ranch homes and customs throughout the neighborhood. Farmhouse-style properties are also common in the pastoral landscape, often combining with other architecture to create unique designs. Large windows allow sunlight to flood modern homes; farm-like elements are added to Cape Cods to create a rustic look; and designs evocative of barns fit right into the landscape. Acreage varies, but residents can find anything from one-acre to five-acre properties, many for under the million-dollar mark. “People live out there because they don’t want the quarter-acre yard,” Brosen says. “They want a two-acre yard, elbow room and nature. There’s larger houses with a little bit of land and privacy, but it’s still just 15 minutes to the mall, shopping and everything else you want and need. It still has that country living.” Single-family homes on smaller acreage tend to cost between $200,000 and $400,000, but those on larger lots are more common and tend to run from $500,000 to over $1 million.

Three A-minus-rated schools for students
Guilderland Elementary School is one of several that can kick off education for students in the neighborhood, situated near the southeastern edge of Rural Guilderland. It receives an A-minus from Niche, as does Farnsworth Middle School. Guilderland High School hosts ninth through 12th grades, completing the schooling arc, and also garners an A-minus rating. Students can study the Albany Pine Bush Preserve at Farnsworth, while Guilderland High’s sports teams include skiing, ice hockey and field hockey.

Shopping along Western Avenue
Almost all commercial and restaurant options lie along Western Avenue, which runs along and through the northern part of the neighborhood. Duckpond Farms lies near the reservoir, serving up burgers and ice cream. Farther east down the avenue, the Tailgate Tavern, Akanomi and Ruggiero’s Pizza and Deli all sit around the southern end of Carman Road on the edge of the neighborhood. Between those restaurants’ sports-bar atmosphere, authentic Japanese fare and freshly-made pies, respectively, they cover a wide range of what diners might be looking for. Both Market 32 and Hannaford are less than 10 miles east for grocery shopping, and Rural Guilderland is less than 10 miles west straight down Western Avenue from the Crossgates Mall. The mall spans nearly 2 million square feet and encompasses major retail outlets, smaller stores and entertainment options. “The Crossgates Mall is the second-largest mall in upstate New York,” Brosen says. “There’s lots of destination spots and things like bowling and escape rooms.” Wineries like the Clover Pond Vineyard and Altamont Vineyard & Winery have tasting rooms for wine aficionados. A Costco is also planned for the Guilderland area.

Taking in music at Tawasentha Park
Tawasentha Park is the most popular park in Rural Guilderland, spanning nearly 200 acres and offering its visitors a pool and splash pad to cool off in during hot-weather months, winter recreation like skiing and sledding, year-round trails and boating in the Normans Kill. “It’s huge,” Brosen says. “In the fall and spring, they hold a lot of high school cross country, and people can rent pavilions. It does a very popular music series in the summer, where large, local bands with big followings will go there and play. They’ll bring in a thousand or 2,000 people on the nights when they have bands playing.” The lineups include the Guilderland Town Band as a recurring staple, along with other local and national acts. A local YMCA, several country clubs and the nearby Keenholts Park baseball complex provide sports and exercise facilities for the area, while anglers can cast a line in the Watervliet Reservoir.

Nature views around Guilderland
To the southwest, the Helderberg Escarpment offers breathtaking, panoramic views of the Hudson Valley. Closer to the neighborhood, several nature preserves are significant attractions for those in the area. “The preserves are very, very popular,” Brosen says. “It’s all beautiful.” Visitors can hike past waterfalls at Wolf Creek Falls Preserve, just west of Rural Guilderland, or observe wildlife at the Bozen Kill Preserve. At French’s Hollow Falls, sightseers might luck into seeing a train rumble across a trestle built high above the water.

A neighborhood removed from most major roadways
Most major routes are located north of Rural Guilderland. Western Avenue is part of Route 20, which spans Oregon to Massachusetts. It links to an interchange with the Senator Warren M. Anderson Expressway, also known as Interstate 88, just west, and Interstate 90 runs less than three miles north of the neighborhood. Downtown Albany is less than 15 miles east via Western Avenue and I-90, providing proximity for those working in the city who live in Rural Guilderland. “It’s a 30-minute straight shot from downtown Albany,” Brosen says. “It’s a desirable area for people.” CDTA buses make stops along Western Avenue, making public transportation accessible within the neighborhood.
