About 2 miles from Amarillo’s medical district, Avondale is an older neighborhood established in the late 1930s. Located between Historic U.S. Route 66 and Interstate 40, it’s conveniently located about 5 miles from downtown. “It’s a great little neighborhood,” says Bobby Tyler, a Realtor with Keller Williams Amarillo, who has sold homes in the neighborhood. “It backs up to a city park, which has fun events throughout the summer. The homes are a little older but have some character, and the districted schools are good.”
Midcentury ranch homes on tight property lots
Properties built between the 1930s and 1950s adorn tight square property lots shaded by old-growth trees. Most of the homes are brick ranch-style that range from 1,200 to 1,800 square feet, with a handful of Cape Cods and cottages mixed in. Most homes sell between $115,000 and $300,000 with an occasional higher or lower outlier. Listings average 32 days on the market, faster than the national average of 43 days. “Homes that are priced right and are move-in ready are moving quickly. When homes need a little work or are priced too high, they sit on the market for a while,” Tyler says. Avondale is within a mile of multiple places of worship across diverse denominations, including Trinity Lutheran Church and Temple B’nai Israel.

Amarillo Independent School District is a school district
Avondale is part of the Amarillo Independent School District, which gets an A-minus on Niche and has more than 30,000 students. The district offers a school choice program that allows parents and children to find the right school to fit their individual needs, even if it’s not an assigned school. “Amarillo school names are easy to remember,” says Blake Goldston, the area director of BeLocal Amarillo, a local publication. “The elementary schools are named after the neighborhood, the middle schools after heroes of the Alamo and the high schools are named after regions.” Students attend Avondale Elementary School, which gets an A-minus, the B-rated Houston Middle School and Tascosa High School. The high school receives a B-plus and offers Advanced Placement Program, dual credit and International Baccalaureate courses.
Kids can participate in a variety of competitive programs at Avondale Elementary School.

Picnics at Avondale School Park
Avondale School Park doubles as a facility for the elementary school and a community park for residents. The fenced-in park is mainly an open space with scattered benches perfect for a picnic or for pets to run free. The park’s playground is popular at recess and on weekends. Sam Houston Park is another neighborhood green space lined with large trees that shade a walking path and playground. Medical Center Park is 2 miles west, has more trails that circle a lake, has a splash pad and is home to the Amarillo Botanical Gardens. Avondale is just south of the Amarillo Country Club, a members-only club with golf, tennis courts and a pool.

Chain restaurants scattered on South Western Street
Residents can head 2 miles north on Amarillo Boulevard to get to the United Supermarkets for weekly groceries or stay closer to home using Dollar General or Walgreens. A main thoroughfare, the same street is an access point for big box stores, Lowe’s and Walmart. Along Interstate 40 there are plenty of restaurant options, including two Texas chains Blue Sky, known for its burgers and shakes, and Rudy’s, which serves ribs and Texas-style Barbeque.
The atmosphere was welcoming, and the service was impeccable at Blue Sky in Avondale.

Sam Houston Park borders Avondale, and the green space is home to a weekly summer concert series. The Starlight Theater Free Summer Concert Series takes place every Tuesday from June to August, with bands performing across Americana, jazz and rock genres. Downtown Amarillo, about 5 miles, features more entertainment with the Amarillo Sod Poodles minor league baseball, the Amarillo Symphony Orchestra at the Globe-Life Performing Arts Center, and community events like the Electric Light holiday parade.

Avondale is conveniently located to the Amarillo Medical District and is about 2 miles from the Northwest Texas Healthcare System, a nearly 500-bed teaching hospital and the Thomas E. Creek VA Medical Center. The VA hospital is the main facility that serves northern Texas and eastern New Mexico, with four outpatient facilities in Clovis, New Mexico and Childress, Dalhart and Lubbock, Texas. The neighborhood is north of Interstate 40, and Historic Route 66 runs on the western edge. Commuters can use I-40 to get about 13 miles east to the Rick Husband Amarillo International Airport.

While Chicago is dubbed the windy city, Amarillo is ranked the windiest city in the country almost annually. Thanks to consistent low pressure in the atmosphere and mostly open space, the city’s average wind gust is around 13 MPH. Sometimes, that wind can bring the smell of cattle ranches from the surrounding area, but it does help keep the air free of pollutants. Amarillo temperatures in the summer can reach above 100 degrees, while they dip below freezing in the winter. Texas is susceptible to severe thunderstorms, tornadoes and hurricanes. While Avondale doesn’t have an increased flood risk, the Federal Emergency Management Agency recommends flood insurance for all homebuyers in the state.
