An established Amarillo neighborhood, Bivins was the site of the city’s first airport in 1920. It’s time as the airport was short-lived, and by 1926, the plans for residential development for today’s version of Bivins began, and the airfield was forced to move. While planes no longer touch down here, the neighborhood makes travel easy, being north of Interstate 40 and near the shopping centers in Wolflin. “I think it is a very family-friendly, nice neighborhood,” says Hugh Bonifield, a Realtor with Coldwell Banker First Equity who has sold homes in the area. “The community is active. They have a walking area on Julian Boulevard, and the school is close by, with a nice, attached park.”
Midcentury home styles “with character”
The community is named after Lee and Mary Bivins, both influential in Amarillo’s history, and lived in the Bivins mansion, which is now a museum. Wide neighborhood streets, including North and South Julian Boulevard the airport's runway, make way for compact property lots dotted with old-growth trees. Developed between the late 1920s and 1950s, styles include brick ranch houses, Colonial Revivals and cottages. “Properties have character,” says Landon Moreland, the broker-owner of Moreland Real Estate Group, who has experience selling the neighborhood. “The houses are older. Some still have original hardwood floors and unique archways at the entrance.” Most homes sell between $150,000 and $400,000, but some of the older, larger homes on Julian Boulevard are outliers and can approach the $1 million mark. Listings average 43 days on the market, which is the national average. “We are seeing a resurgence in the Bivins area, and it has a strong sales history. Our active market in the city is around $250,000 to $300,000. Overall, it'spicked up since the first of the year,” Bonifield says.

International Baccalaureate diploma at Tascosa High School
Bivins is part of the Amarillo Independent School District, which gets an A-minus on Niche and has about 30,000 students. It offers school choice, so parents and students can find the right fit for their child’s individual needs, even if it’s not the zoned school. Students will attend Bivins Elementary School and Austin Middle School, which get an A-minus. Tascosa High School receives a B-plus and offers an International Baccalaureate diploma, with all courses in the program being taught in 11th and 12th grade. There are two faith based private schools in the neighborhood. St. Andrew's Episcopal School is for kindergarten through eighth grades, while St. Mary's Cathedral School offers preschool and a kindergarten through fifth grade elementary school.

Playing on the playground at Bivins Park
Attached to the elementary school is Bivins Park on Fannin Street. Like most Amarillo neighborhoods, the park is a combined outdoor space for the school and the community, with a playground busy around recess and weekends. Once the runways of Bivins Field, Julian Boulevard’s wide streets are divided with a grassy median perfect for a stroll through the neighborhood. The community is bordered by Ellwood Park, a large tree-lined park featuring sand volleyball courts.

Shopping at Wolflin Village and Square
South of the neighborhood and Interstate 40 is Wolflin Village, a strip mall donned with decorative string lighting. Residents can browse fashion stores like Top Notch Outfitters, Salt, which has spices and a small selection of produce and Warhammer, a hobby store. Eat-Rite is a locally owned grocery store in Wolflin Square that has been a community staple since the 1950s. The grocery store has organic produce, supplements and a deli counter-style restaurant with a juice bar. Georgia Street also has a Market Street grocery store and a Home Depot. The Georgia Street Taphouse is a sports bar with TVs above every table and a covered outdoor patio, while Twenty606 Wine Bistro serves a vast menu, including seafood options.

Bivins is just north of Interstate 40, which is the quickest way to get 2.5 miles east to downtown and the 10 miles to the Rick Husband International Airport. The city's ACTransit bus line offers another option for getting around town with multiple stops along Southwest 10th Avenue. Northwest Texas Healthcare System, a nearly 500-bed teaching hospital, is less than 5 miles west.
Minutes from events downtown
Being about 3 miles from downtown puts residents near numerous events. Options for fun include games at Hodgetown, home to the Amarillo Sod Poodles, minor league baseball team, the Amarillo Symphony at the Globe-News Performing Arts Center. There are also many events hosted by City Center Amarillo, including the Amarillo Community Market on Polk Street on Saturdays in the summer.

Bivins has no increased risk of flooding, but Amarillo is susceptible to extreme weather, such as severe thunderstorms, tornadoes and flash flooding. The city also experiences high heat and freezing temperatures. With average wind gusts of almost 13 mph, Amarillo is annually ranked the windiest city in the country. Consistent low pressure in the atmosphere matched with the vast open spaces produces the higher than average winds.
