Life in the bluffs outside of Amarillo and Bushland

The growing community of Eagle Tree is a spot of residential life in the “Panhandle Infinity”—one name for the miles of bluffs outside of Amarillo. The area has a few housing developments that take advantage of the open landscape with large custom homes and multi-acre plots. Eagle Tree, halfway between the small rail town of Bushland and the larger city of Amarillo, is just one of them. While Bushland and Amarillo provide Eagle Tree locals with schools, healthcare and large employers, the neighborhood is still several miles from city life. Instead, the closest landmarks to the development are bright art installations, from the peak of the Floating Mesa to the colorful flashes of the Cadillac Ranch. Even in the surrounding Panhandle, the chances of Amarillo’s high winds and spring storms are high, but Eagle Tree is outside of Amarillo’s flood plain. The area neighbors the Amarillo City Landfill, and some homes on the west side of Eagle Tree are within a few miles of the site.

Custom homes and large lots cover Eagle Tree

Living outside of Amarillo offers room to spread out, and residents of Eagle Tree take advantage of this extra space. Many homes are large custom builds, often between 3,000 and 5,000 square feet, with New Traditional, ranch-style and even Colonial Revival details. Flat roofs, white and red brick and sharp dormer windows all stand against the yellow bluffs. Most properties have 2 or 5 acres, but a few have as many as 25 acres. Because of the size of these lots, the community has room for large backyards, patios and gardens that won’t bump up against the neighbors. “You’ll have a little more elbow room than you do in Amarillo,” says Derek Manasco, Amarillo native and co-owner of MPACT Real Estate. “If you’re looking for a more country, rural feel, this’ll be the right fit for you.” The average price for an Eagle Tree home ranges from $400,000 to $900,000.

“Endorsement” for a future career at Bushland High

Eagle Tree is zoned to Bushland Independent School District, which is made up of four schools -- Bushland Elementary School, Bushland Intermediate School, Bushland Middle School and Bushland High School. All the schools earn an A-minus grade on Niche, except for the intermediate school, which is unrated. Students at Bushland High School can choose an “endorsement” by the end of their freshman year, which lets them take on specialized Career and Technical Education courses in arts, business, public service or science. While there are no colleges in Bushland, Amarillo College is 12 miles away from Eagle Tree and was named one of the best community colleges in Texas by Niche.

Interstate 40 connects Bushland and Amarillo

Eagle Tree is between the small town of Bushland and the larger city of Amarillo. The community is connected to both cities by I-40. Bushland gives Eagle Tree locals access to public schools, small restaurants and neighborhood churches like The Church of Bushland on Simmons Street. But the small city of 2,000 people usually depends on Amarillo for other amenities. “You’ll need to drive to Amarillo if you need anything other than pizza and schools,” says Haley Sutter, Amarillo College alumnus and Realtor with Rock One Realty. Amarillo City Transit does not extend to the Eagle Tree area, so residents will need a car to reach the museum and employers of the city’s downtown, 14 miles away.

Movies and groceries at Westgate Mall

Eagle Tree is entirely residential streets, so locals will need to drive to the west side of Amarillo for retail and dining. Westgate Mall on I-40 is one of the largest shopping centers in the city. The mall itself is filled with clothing stores, a food court, a movie theater and a trampoline park, and the area outside the main building has grocery stores like Sam’s Club and Target.

Westgate Mall is close to both national chains and local dining options. Joe Taco, a Panhandle-based chain, has a location on Wallace Boulevard with patio-based dining and hot plates of Tex-Mex staples like fajitas and tacos. Strata Coffee Bar is in the heart of the medical district, and patrons can drive through to pick up freshly brewed coffee, energy drinks or smoothies.

Wildcat Bluff showcases the Panhandle’s beauty

The closest park to Eagle Tree is Wildcat Bluff Discovery Center on North Soncy Road, which doubles as a nature preserve and an education center. The park consists of 7 miles of trails set into representations of native Panhandle landscapes, from prairies to canyons. There are also several programs for kids, including a dig pit and guided family hikes.
