Across the road from Amarillo’s iconic attractions
Drivers on Interstate 40 only need to travel a few miles past west Amarillo before they start seeing some strange sights in the bluffs—namely, rows of colorful cars half-buried in the ground and a larger-than-life cowboy tipping his hat to all who pass by. These sculptures—known as the Cadillac Ranch and 2nd Amendment Cowboy—are staple photo ops for anyone heading down Route 66, which runs parallel to I-40. “These are some of the most iconic things on Route 66, I think, and we get visitors every day,” says Josh Hayes, an employee at Cadillac Ranch Gift Store. “Especially with Cadillac Ranch, people have fun bringing spray paint to leave their own mark on it.” These traveler-friendly landmarks are less than 2 miles from the residential community of Indian Hills, which is situated close to the Amarillo city limits. Its location gives its residents access to the parks and employers on the west side of Amarillo, while also being close to the top-rated school district in the smaller town of Bushland.

Indian Hills has ranch homes and custom cabins
The southern side of the neighborhood, close to I-40, mainly has modest ranch homes with fenced-in backyards that are often equipped with sheds and chicken coops. These homes typically cost between $250,000 and $400,000. The northern part of the neighborhood has more custom-built homes in diverse styles, ranging from tile-lined Mediterranean Revivals to “luxury” wood cabins with multiple floors. On average, a custom home in Indian Hills costs $600,000 to $750,000. Homes are spread out, have large lots and are not built along sidewalks. Because it is outside of Amarillo proper, Indian Hill does not have the same suburban infrastructure as the city’s other neighborhoods.

Bushland ISD is top-rated and growing
Indian Hills is zoned to Bushland Independent School District (ISD), which Niche named the best school district in Potter County. Bushland Elementary School, Bushland Middle School and Bushland High School all earn A-minus grades on Niche. “Two of the schools are actually new,” says Derek Manasco, Amarillo native and co-owner of MPACT Real Estate. “There’s so much planned growth in the ISD with so many new homes in Bushland, so they’re trying to account for all the incoming students and families.” Bushland High School students can choose a specialized “endorsement” in arts, business, public service or science that will guide their academics throughout high school. Indian Hills is 8 miles away from the highly rated Amarillo College and 4 miles away from the Texas Tech University School of Pharmacy and School of Veterinary Medicine in Amarillo's medical district.
Bushland Intermediate School serves grades pre-kindergarten through five.
Bushland Junior High School has supportive teachers and welcoming students.

I-40 and Route 66 are the biggest local roads
The neighborhood is 9 miles away from downtown Amarillo, but only 4 miles from the western side of the city, where Amarillo’s medical industry is located. I- 40, Loop 35 and Route 66—also known as West Amarillo Boulevard—all run next to Indian Hills and connect to Amarillo. Indian Hills is outside of Amarillo City Transit’s fixed routes, but Route 11 covers the westernmost part of the city as far as Loop 35. Bushland is 5 miles away and accessible on I-40.

The Plaza has been an Amarillo staple for decades
Westgate Mall, one of Amarillo’s biggest shopping centers, is right off I-40 and only 3 miles from Indian Hills. The main building has surrounded clothing stores and a movie theater and is surrounded by grocery stores like Sam’s Club and Target and community churches like Christ Covenant Presbyterian Church.
The retail hub is also close to long-lived local restaurants. The Plaza Restaurant on South Soncy Road is the second-ever location of the Panhandle chain. It serves Mexican food and signature cocktails in an indoor dining room modeled after an outdoor patio, complete with tables under large gazebos. Kabuki Romanza on I-40 has been in Amarillo for over 30 years. Guests can sit in a dining room decorated like a large boat to eat fresh plates of sushi or hot entrees.

High winds and storms surround Amarillo
Amarillo’s high winds and spring storms still reach the surrounding communities outside city limits. Indian Hills is outside of the regional flood plain, which saves residents from some severe weather during storm season.
