River Falls
Outdoor way of life in River Falls
The biggest draw to the gated community is its location on a 560-acre refuge. Steps from the front door, residents can explore the outdoors in numerous ways. Popular activities include hiking or taking an ATV out on the trails to explore the waterfalls or the Devil’s Kitchen Cave near the canyon. With multiple waterways, stocked fishing ponds and designated swimming areas, it's common to see people fishing, kayaking or enjoying a float on the water. Golfers don't need to set a tee time at River Falls Golf Course. They can just show up and play the 9-hole par 3 golf course or practice their skills on the driving range. The River Falls Equestrian Center offers a place to house horses and take riding lessons.River Falls Property Owners Association plans gatherings
The River Falls Property Owners Association has an event committee that puts on numerous festivities throughout the year for residents. The River Falls Annual Golf Tournament and Family BBQ each summer is especially popular. The golf tournament is a two-person scramble followed by a picnic where the entire neighborhood is invited. Other smaller events include an annual movie night or cleanup gatherings around the refuge. River Falls Venue and Lodges offers a sneak peek into the area. It provides space for people to host private parties and weddings. The River Falls Equestrian Center also hosts events throughout the year, including birthday parties and horse shows.Custom-built homes on acreage
The established home inventory in River Falls consists of custom-built properties that rest on at least 1.5 acres of land. No matter the location, homeowners have scenic views of the water, canyon or refuge. Prices for these houses range from around $800,000 to $1.1 million, with those on larger acreage fetching the highest prices. Undeveloped lots are also available and offer buyers the opportunity to build their own dream homes. These lots start around $100,000 and can rise to roughly $300,000. The community is one of the few in Amarillo with an HOA, and dues run around $1,600 per year with a $500 one-time transfer fee. “Buyers like the fact that it's gated,” Nelson says. “It’s a chance to buy or build a house and get out of the city.”Dual enrollment courses at Randall High School
River Falls is part of the Canyon Independent School District, which gets an A on Niche and serves around 11,000 students annually. It also gets the distinction of being ranked as Amarillo's top school district by Niche. Students can attend Sundown Lane Elementary School, which earns an A, for kindergarten through fourth grade. They can advance to the A-minus-rated Pinnacle Intermediate School, which covers fifth and sixth grades, and Randall Junior High School, which teaches seventh and eighth grades. The junior high school campus opened in 2022-23 and does not have a Niche rating. Randall High School gets an A-minus score and has Advanced Placement and dual enrollment courses.Nearby retailers on East Farm and beyond
Dollar General on East Farm to Market Road 1151 provides a convenient location for quick essentials. More serious grocery runs can be handled at the Walmart Neighborhood on Market on Southwest 58th Avenue, 13 miles away. Panhandle Greenhouses is a locally owned greenhouse and patio store that has been a staple in this area since 1991. Lone Star Bar & Grill has also been around for 20-plus years. It offers a homestyle vibe and is known for its steaks. Downtown Amarillo is about a 15-mile drive and has 30 locally owned restaurants for more options for a night out. “There’s not much nearby, so you have to go into Amarillo or Canyon, which is about a 20-minute drive,” Nelson says.River Falls Airport is in the community
River Falls Airport is a general aviation airport in the community and offers an alternative to the city's international airport. The community's gates are about 6 miles south of Texas State Loop 335, known locally as The Loop, an alternative roadway that encircles Amarillo and gives River Falls residents access to the city. Locals can use it to get the 13 miles to Rick Husband Amarillo International Airport, which has commercial flights on American, Southwest and United Airlines. It’s also a main route to Northwest Texas Healthcare System, a nearly 500-bed teaching hospital that's 20 miles away. South Osage Street is just west of the neighborhood and leads directly to downtown Amarillo, about 15 miles north.Weather risks in the Texas Panhandle
The winding waterways in River Falls provide scenic views and adventure, but they also increase the community’s risk of flooding. FEMA encourages all Texas homeowners to have flood insurance, while federal lenders may require it in high-risk areas. Amarillo’s hot summers with low humidity dry out plants and vegetation, leaving the city and neighborhood vulnerable to wildfires. Because of this, local counties regularly go under burning bans.
