Gated community on 560-acre refuge
River Falls is a gated community on the northern side of Palo Duro Canyon, the second-largest canyon system in the United States after the Grand Canyon. Situated on a 560-acre refuge, a home behind the gates unlocks many outdoor activities, from kayaking to hiking to exploring caves. Located east of the neighboring cities of Amarillo (15 miles) and Canyon (20 miles), River Falls is also part of the A-rated Canyon Independent School District. “The community provides an outdoor lifestyle,” says Krystal Nelson, a Realtor with the Scott Land Company, who’s sold in the area. “People move out there for the access to the river. They like the activities on the refuge like hiking, fishing and taking their ATVs out along the trails.”

Outdoor way of life in River Falls
The biggest draw to the gated community is its location on a 560-acre refuge. Steps from the front door, residents can explore the outdoors in numerous ways. Popular activities include hiking or taking an ATV out on the trails to explore the waterfalls or the Devil’s Kitchen Cave near the canyon. With multiple waterways, stocked fishing ponds and designated swimming areas, it's common to see people fishing, kayaking or enjoying a float on the water. Golfers don't need to set a tee time at River Falls Golf Course. They can just show up and play the 9-hole par 3 golf course or practice their skills on the driving range. The River Falls Equestrian Center offers a place to house horses and take riding lessons.

The River Falls Annual Golf Tournament and Family BBQ each summer is especially popular. The golf tournament is a two-person scramble followed by a picnic where the entire neighborhood is invited. Other smaller events include an annual movie night or cleanup gatherings around the refuge. River Falls Venue and Lodges offers a sneak peek into the area. It provides space for people to host private parties and weddings. The River Falls Equestrian Center also hosts events throughout the year, including birthday parties and horse shows.

Custom-built homes on acreage
The established home inventory in River Falls consists of custom-built properties that rest on at least 1.5 acres of land. No matter the location, homeowners have scenic views of the water, canyon or refuge. Prices for these houses range from around $800,000 to $1.1 million, with those on larger acreage fetching the highest prices. Undeveloped lots are also available and offer buyers the opportunity to build their own dream homes. These lots start around $100,000 and can rise to roughly $300,000. The community is one of the few in Amarillo with an HOA, and dues run around $1,600 per year with a $500 one-time transfer fee. “Buyers like the fact that it's gated,” Nelson says. “It’s a chance to buy or build a house and get out of the city.”

Weather risks in the Texas Panhandle
The winding waterways in River Falls provide scenic views and adventure, but they also increase the community’s risk of flooding. FEMA encourages all Texas homeowners to have flood insurance, while federal lenders may require it in high-risk areas. Amarillo’s hot summers with low humidity dry out plants and vegetation, leaving the city and neighborhood vulnerable to wildfires. Because of this, local counties regularly go under burning bans.
Texas Loop 335 makes for an easy commute from River Falls to the greater Amarillo area.
