Five miles outside Amarillo, new subdivisions give long-time residents and newcomers plenty of options for modern homes and more land. Saturn Terrace is no different. Development of the neighborhood began in the early 21st century and it continues to expand. There aren’t yet any on-site amenities, but Saturn Terrace is zoned for one of the most desirable school districts in the area, Canyon Independent School District — a big plus for families. It’s also close to green spaces for outdoor recreation and has proximity to Interstate 27, a major thoroughfare.
Contemporary homes along Honeybee Avenue
Most homes in Saturn Terrace were built between 2010 and 2020, with some new properties still popping up on the occasional empty lot. The homes all follow a contemporary style, with brick or stucco facades and arched entryways. Because there isn't much architectural variation, the price range isn't drastic. Most homes sell between $250,000 and $350,000. "The outlying areas around Amarillo are hot right now," says Jinger White, a Realtor with Era Courtyard Real Estate, a lifelong Texas Panhandle resident. "There's been a lot of growth between here and Canyon. It's easy access to I-27, and you have room to spread out. Another good thing is that I haven't really seen HOAs pop up, either." The neighborhood has a CAP Index Crime Score of 3 out of 10, lower than the national average of 4.

The top-rated Canyon Independent School District
Saturn Terrace falls under the Canyon Independent School District (ISD), which Niche rates an A and named the top school district in the Amarillo area. Students can attend kindergarten through fourth grade at nearby City View Elementary, then can move on to Pinnacle Intermediate School. Both schools received A-minus grades on Niche. Students progress to A-rated West Plains Junior High and A-minus-rated Randall High School, which is classified as a 4A school by the University Interscholastic League. Across all athletic departments, Randall High has won 16 State Championships and represented Texas in the 2022 United States Unified Olympics. Becky Williams, a Realtor with Fathom Realty and offering a decade of real estate experience, says that attending Canyon ISD may be a deciding factor for many new residents when choosing where to live.

Saturn Terrace is only a couple of miles from the ramps to I-27, which leads to the I-40 loop. Amarillo City Transit does not run bus lines to the neighborhood, so most residents depend on their cars to get around. Rick Husband Amarillo International Airport is 15 miles northeast, and the Northwest Texas Healthcare System is 8 miles north for acute care.
