Around 2 million visitors stop by Cadillac Ranch, driving along U.S. Route 66 through Amarillo annually. However, very few of them realize as they leave their spray-painted mark on the cars that they’re standing across the street from one of the newest developments in Amarillo. Two Deer Creek has come from nothing over the last five years and now has a growing inventory of custom-built houses between Bushland and Amarillo. “It’s a pretty new area,” says Jinger White, a Realtor with ERA Courtyard Real Estate, who has sold in the area. “It’s not going to be like a planned neighborhood. You get an acre of land and space between you and your neighbor. It's kind of like the beginning of Bushland.”

Custom-built homes rest on at least an acre of land

Dowell Road is the lone entrance into the community, breaking off into a handful of tight, curvy, dead-end roads. Long, winding driveways lead to custom-built properties resting on at least an acre of land, according to White. The large lots create a natural separation from neighbors, and with fewer regulations than the city limits, homeowners can build shops on their land. “Homes are going to run from $400,000 to the upper $500,000 to low $600,000s,” White says. “It started with just one or two builders, but now many of them have dipped their toes in there. There still haven't been that many sales." Two Deer Creek's CAP Index Crime Score is 1 out of 10, considerably lower than the national average of 4.

Every student gets a Chromebook in the Bushland Independent School District

Two Deer Creek is part of the Bushland Independent School District, which scores an A-minus on Niche and serves around 1,500 students. Every child in the district gets a personal Chromebook, and children in grades 6-12 can take their device home. The district is still one of the smallest in the area, but due to classroom overcrowding, the district will begin a new pipeline for the 2024-25 school year. Bushland Elementary School is for kindergarten through second grade, while the new Bushland Intermediate School will serve third through fifth grades. Students can then advance to Bushland Junior High School and Bushland High School. The district opened a new, state-of-the-art high school for the 2024-25 school year. The elementary, junior high and high school get an A-minus on Niche, while the intermediate school is unranked.

Driving to Amarillo for groceries

While it is rural living, its location near Interstate 40 makes it easy for residents to hop in their cars and get to the multiple retailers in southwest Amarillo. “It’s going to be a good 10-minute drive to find the closest grocery store because Bushland doesn’t have a traditional one,” White says. The United Supermarkets on South Soncy Road is the closest grocery option. Southwest Amarillo has big-box retailers like Home Depot, Sam’s Club and Target. It is also the location of the Westgate Mall, Amarillo’s lone shopping mall, which has around 80 storefronts. Texas staple Torchy’s Tacos is a fast-casual Mexican restaurant on Soncy Road. Other local favorites include the Drunken Oyster and Teddy Jack’s.

Cadillac Ranch serves as a welcome mat

Every time residents return home, they will drive past one of Amarillo’s most famous attractions. Cadillac Ranch has been along U.S. Route 66 since 1974, and the art attraction features 10 Cadillacs with their nose in the ground. Passersby can stop to view the art and spray paint one of the cars to commemorate their visit. Other entertainment can be found downtown, 13 miles away, including an Amarillo Sod Poodles baseball game at Hodgetown Stadium.

Using I-40 to get to Amarillo’s city limits

Two Deer Creek residents will have to rely on their car to get around town. Luckily, the community is just north of Interstate 40, the main route into the city. Being west of Amarillo means it’s only 8 miles from Northwest Texas Healthcare System, a 500-bed teaching hospital. Hopping on I-40 will lead you 13 miles east to downtown and 21 miles to Rick Husband Amarillo International Airport.
