Westcliff’s multiple price points make it accessible to most potential homebuyers, making it a sought-after community for those looking to live in the northwest suburbs of Amarillo. The neighborhood is part of the highly-rated Amarillo Independent School District. In fact, the zoned elementary and middle schools are the newest in the district. An exclusively residential neighborhood, shopping and dining are a short drive via Amarillo Boulevard. “It’s a quieter neighborhood,” says Blake Goldston, a Westcliff resident and area director for BeLocal Amarillo, a local magazine. “It’s a very pedestrian community, and you see people walking around or driving their golf carts. Neighbors visit with each other regularly, but we don’t have any official events.”

Diverse home selection in Westcliff
Ranch-style houses and Craftsman-style bungalows are perched on compact lots with fenced-in backyards and attached garages. These homes range in price from $280,000 to $425,000. However, some sections on the eastern part of the neighborhood feature sprawling modern homes with touches of Spanish and Tudor architecture. These homes quickly rise to $750,000 to $1.1 million. “The Amarillo housing market is stable,” says Jinger White, a Realtor with ERA Courtyard Real Estate, who has been selling homes in the city for nearly 20 years. “It’s not moving as fast as it was the last three years, and the market in the neighborhood is based on the price point.” On average, listings last 29 days on the market, faster than the national average. Westcliff’s CAP Index Crime Score is a 3 out of 10, lower than the national average of 4.

Part of the A-minus-rated Amarillo ISD
Westcliff is part of the Amarillo Independent School District, which ranks as an A-minus on Niche and has about 30,000 students. The district offers school choice and parents can choose the campus that best fits their child’s individual needs. Students attend Woodlands Elementary School for kindergarten through fourth grade before De Zavala Middle School, which teaches fifth through eighth grades. Both schools get an A on Niche. Tascosa High School offers an AP Capstone diploma and scores a B on Niche.

The Westcliff Greenway and Parkway are common areas shaded by trees and open space for children or dogs to run around. The greenway is accessed at the end of Malibu Way, while the parkway separates Westcliff Parkway. Neighbors can have friendly tennis matches or shoot hoops at the Westcliff Tennis Courts. Less than a mile north, Woodlands School Park is a traditional green space with ample open space, a playground and a walking trail. Residents can browse the aisles at United Supermarkets, Lowe’s, Walmart and Tractor Supply all located on Amarillo Boulevard. More shopping can be found about 5 miles away in southwest Amarillo. The area has numerous national brands like Best Buy, Target and the city’s Westgate Mall. Closer to home residents have fast food options and coffee shops, but downtown has 30 locally owned spots. Favorites include Downtown Amarillo, which has 30 locally owned restaurants, including Lite Arcade, equipped with pool tables and pinball machines. Jamming out at High Noon on the Square
Locals can make the 7-mile drive into downtown for a slew of entertainment options. Amarillo has its own orchestra, ballet company and opera that holds shows at the Globe-News Center for Performing Arts. Since 2019, the city has had a minor league baseball team, the Amarillo Sod Poodles, that play their home games at Hodgetown Stadium. City Center Amarillo, a nonprofit organization, has many events downtown. Favorites include the Amarillo Community Market on Polk Street on Saturdays in the summer and the High Noon on the Square, a midday summer concert series at the Potter County Courthouse.

Between Tascosa Road and North Western Street, residents can avoid highways to get the 7 miles downtown by using either road to connect to Southwest 3rd Avenue. The city’s medical facilities, highlighted by the nearly 500-bed teaching hospital Northwest Texas Healthcare System, are only 3 miles south. I-40 is how residents can get around 16 miles to Rick Husband Amarillo International Airport. While there are multiple places of worship nearby of varying denominations, the only church in the Westcliff is The Church of Jesus Christ of Latter-day Saints on North Coulter Street.

Severe weather possibilities in Amarillo
Being in the Texas Panhandle, Amarillo experiences all four seasons, including temperatures in the 100s in the summer and below-freezing in the winter.
