South Amarillo neighborhood in a strong school district
Western Plateau is an established south Amarillo neighborhood that is situated next to John Stiff Memorial Park, the second largest in the city. Major city thoroughfares – Interstate 27, Bell Street, Hillside Road and Southwest 45th Avenue – surround it and make it easy for residents to access all the city offers. The community, developed in the late 1960s and early 1970s, and is part of an A-minus-rated school path. “Being in southwest Amarillo puts you in the heart of the city,” says Sabre Cofer, a Realtor with EXP Realty, who has 15 years of experience in the Amarillo market. “You are close to everything in the city by hopping on Bell Street or I-27.”
Most of the homes in Western Plateau date back to the 60's and early 70's.

Western Plateau’s housing is mostly ranch-style homesand split levels ranging between 1,500 to just over 2,000 square feet. Properties rest on compact lots, and feature small, fenced-in backyards with attached garages. Prices range from around $150,000 to $325,000, and listings only average 29 days on the market, faster than the national average. “It an established neighborhood,” says Debbie Duncan, a Realtor with Coldwell Banker First Equity, who’s sold homes in the area. “It’s a stable area. It’s kind of a move-up neighborhood for people who want to get more room from their starter home. You can get a bigger house at an affordable price.”

Highly rated schools in the Amarillo Independent School District
Western Plateau is part of the Amarillo Independent School District (AISD), which gets an A-minus on Niche and serves around 30,000 students. The district offers school choice, so parents can decide what school best fits their student’s needs, regardless of their location in the district. Students attend Western Plateau Elementary School and Bonham Middle School, both in the neighborhood, before advancing to Amarillo High School. “This school path is highly rated, and all AISD elementary schools are fabulous because their enrollments are small,” Cofer says. Each of these three schools earn an A-minus on Niche. The high school offers a standard International Baccalaureate and AP Capstone diploma. The neighborhood is home to Richard Milburn Academy, a free charter high school with smaller classroom sizes, more schedule flexibility and modern teaching practices.

John Stiff Memorial Park is right next door
Connected to the elementary school, Western Plateau School Park offers plenty of open space, including a paved walking trail that covers the park's perimeter. The green space has a community playground and basketball courts. The neighborhood is adjacent to the 355-acre John Stiff Memorial Park. It has traditional amenities like two playgrounds, a community pool and walking trails around Lake McDonald, a local fishing hole. The park has a skate park, dog park and the Amarillo National Tennis Center, which has indoor and outdoor courts that are available for rent. Other recreation options include Western Bowl, the local bowling alley and Preston West Golf Course, a public 18-hole golf course about 5 miles south.

Shopping in Bell Plaza
At the neighborhood's northwest corner, residents can head to Bell Plaza to do their errands. The shopping center features a United Supermarkets, a pet supply store and a Harbor Freight. “Being near 45th and Western puts you close to anything you would want in the city,” Duncan says. Other national brand stores are scattered through Western Plateau, including Ashley Furniture and Ace Hardware. Being near Southwest 45th Avenue and Bell Street gives access to nearby local restaurants, including the Lazy Gator, which serves Cajun meals, and the Drunken Oyster, which has a full absinthe bar.

Independence Day +1 Festival
The Amarillo Parks and Recreation Department hosts community events at John Stiff Memorial Parks. One of the largest events is the Independence Day +1 Festival, held annually on July 5. It features live music performances and is capped off with a fireworks show. Western Plateau is home to three places of worship – River Fellowship Church, Daybreak Community and The Church of Jesus Christ of Latter-day Saints – that sometimes have community events at Western Plateau School Park.
Interstate 27 gets commuters to downtown Amarillo
Located between Western and Bell streets, residents can access the city through these two main thoroughfares. Bell Street is one way to get to Northwest Texas Healthcare System, 5 miles north. Interstate 27 is near the community's eastern edge and is the quickest way into downtown. It connects to I-40 and is the main route to Rick Husband Amarillo International Airport, 13 miles away. ACTransit is Amarillo’s bus line, with stops along Southwest 45th Avenue.

Weather in the Texas Panhandle
Amarillo experiences all four seasons, but temperatures routinely reach above 100 degrees in the summer and below freezing temperatures in the winter. While Western Plateau is not at an increased risk, the city can be vulnerable to tornadoes, flooding and wildfires. Amarillo is also one of the windiest cities in the United States. Wind gusts average over 13 mph because of consistent low atmospheric pressure and vast open space.
