Ranch homes to historic houses across varying price ranges
Brick ranch properties built in the 1950s range from $150,000 to $300,000 and are located on the north and south ends of the community. Spreading out from Oldham Circle, brick streets lined with tall elm trees make up the 12-block Wolflin Historic District. Stately colonial and Greek Revivals were built between the 1920s and 1950s and maintain a percentage of their original architecture to preserve their historic designation. These properties have been modernized, have spacious yards with gazebos, and some have pools. It is the most expensive area in the community and the home prices here range from $1.5 million to $3 million. In between those price points are “what I call the classic Wolflin home,” Cofer says. These Tudor-style cottages or properties with Mediterranean inspiration have four bedrooms and three bathrooms, selling from $350,000 to $550,000. “We have seen people buying one or two lots together and have started to tear down the original home and build large modern houses." Listings last for an average of 43 days, which is on par with the national average.School choice options through Amarillo Independent School
Wolflin is part of the Amarillo Independent School District, which gets an A-minus on Niche and has around 30,000 students. The district’s school choice program allows parents and students to decide which campus fits the student’s needs, even if it is not the assigned school. Children attend Wolflin Elementary School, which gets an A on Niche, the A-minus-rated Austin Middle School and Tascosa High School, which gets a B-plus grade. Through the district, the high school offers the Amarillo Virtual Academy that provides a handful of online courses, including United States Government. Some parents also choose private schools, and one option is St. Andrew’s Episcopal School, which covers kindergarten through eighth grade.Walking around Stephen F. Austin Park
Across the street from the middle school is Stephen F. Austin Park. Located in the center of the neighborhood, it's easily reached on foot and is a popular space for residents to walk their dogs or just hang out under the shade of towering elms. There's also a playground for the kids.Upscale retail at the Wolflin Village
The Wolflin Village, on South Georgia Street, is a small strip mall decorated with string lights and featuring a collection of locally owned stores, including J. Winston, a women’s clothing boutique. The shopping center has two restaurants, Twenty606 and the Georgia Street Tap House. “Being in the Wolflin Village, we do get people just passing through, but we also are busy on Sundays in the fall and our patio fills up when the weather starts to warm up in March,” says Lloyd Ford, the restaurant's manager. The sports bar has TVs above every table and has a covered outdoor patio. Eat-Rite Health Food and Restaurant is in Wolflin Square and has been locally owned since the 1950s. The store sells organic and gluten-free groceries and supplements while also offering made-to-order meals and even a juice bar. Market Street is another option for groceries, and the location on South Georgia and 26th Street is one of the busiest spots in town.The place to be on Halloween
It's known throughout Amarillo that Wolflin is the place to be on Halloween. “It seems like they give away thousands of dollars of candy each year and the people come here to trick-or-treat,” says Sandy Proffitt, the owner and publisher of Stroll magazine in Wolflin. The holiday season is also a big deal here and most homeowners deck their houses with lights and decorations. The Little Amarillo Theater is the oldest-running community theater behind the Wolflin Village. Celebrating its 97th season, all the shows feature local cast members. The theater offers classes and academies for children interested in performing arts.Proximity to Interstates 27 and 40
Residents get around Amarillo by car, but commuting is made easy with the proximity of Interstates 40 and 27. I-40 leads the 3 miles east downtown and the 10 miles east to the Rick Husband Amarillo International Airport. Traveling east on the interstate 4 miles heads to the Northwest Texas Healthcare System, a nearly 500-bed teaching hospital. If needed, ACTransit is the local bus line and offers stops along South Georgia Street.Strong winds across the Texas Panhandle
While Chicago is known as the windy city, Amarillo is the windiest city in the country. Persistent low-pressure forms over the Texas Panhandle, matched with the vast open space, to cause the strong winds. Sometimes the wind can bring the smells of nearby cattle ranches. The wind does give Amarillo “some of the cleanest air in the country,” says Blake Goldson, area director of BeLocal Amarillo Magazine. This part of Texas experiences a wide range of weather, from extreme heat to freezing temperatures, severe thunderstorms, occasional tornados and flooding. However, the neighborhood is not on the flood plain.
