Newer northwest Amarillo neighborhood with a rolling terrain
A home in Amarillo’s Woodlands neighborhood puts homebuyers on top. That’s right. The neighborhood is one of the few that actually has hills and rolling terrain. While the literal sense is unique, the neighborhood is also sought after for its strong schools and location next to the Tascosa Golf Club. Within 5 miles residents can find grocery stores, national brand stores and the Northwest Texas Healthcare System. “Being a hilly neighborhood makes it a sought after area because you just can’t find that in the city,” says Blake Goldston, the area director of BeLocal Amarillo and long-time city resident. “The schools are the newest in Amarillo and are a big draw to Woodlands.”

Craftsman builds to large custom-built homes
Neighborhood streets are lined with sidewalks that curve in slope through Woodlands. Craftsman builds between 2,500 and 3,000 square feet are perched on neat lots highlighted by a few trees with fenced-in backyards and garages in the rear. These homes sell between $400,000 and $450,000. From there, larger and newer Craftsman homes can range between 3,000 and 3,500 square feet and sell between $700,000 and $800,000. The market tops out with sprawling millennium mansions that run from about $1.2 million to nearly $2 million. “People take pride in their properties here,” says Jinger White a Realtor with Courtyard ERA Real Estate with nearly 20 years of experience in the Amarillo Market. “There is a different price range with custom-built, larger homes costing upwards of a million dollars.” Woodland’s CAP Index Crime Score of 2 out of 10 is lower than the national average of 4.

Elementary and middle school in the Woodlands
Woodlands is part of the Amarillo Independent School District (AISD), which ranks an A-minus on Niche and serves around 30,000 students. A district of innovation, the AISD has more say over its curriculum and some of the same flexibility afforded to charter schools. Woodlands Elementary teaches kindergarten through fourth grade, while De Zavala Middle School covers fifth through eighth grades. Both schools are in the Woodlands on North Coulter Street, scoring an A on Niche. Tascosa High School scores a B and offers fine arts, including band, chorus and orchestra. Its orchestra department is the only school-sponsored orchestra program in the region, and instruction can start in the fifth grade.

Strolling the walking path at Woodlands School Park
Across the street from the elementary school, Woodlands School Park is a tree-lined green space encircled by a paved walking trail. Showing off some of the neighborhood’s natural rolling terrain, parkgoers can take advantage of a playground and ample open space to run around, play with the dog, or have a picnic. It’s common for homebuyers to join Tascosa Golf Club, which features country club amenities. Members can take advantage of two 18-hole golf courses, multiple clubhouses and a pool. Woodlands is only 3 miles south of the Medical Center Park, commonly called MediPark. The space is nearly 70 acres and is home to the Amarillo Botanical Gardens and Don Harrington Discovery Center, a children’s science museum.
Grocery stores and big box chains on Amarillo Boulevard
A short drive down Tascosa Road will lead to Amarillo Boulevard. The roadway has Texas-headquartered grocer United Supermarkets and big box stores Walmart and Lowe’s. About 5 miles away, southwest Amarillo has more shopping options, including Target, Best Buy and the Westgate Mall. Nearby restaurants are mainly fast food or coffee shops, but downtown Amarillo has 30 locally owned spots. Some favorites include Napoli’s, which serves homemade Italian fare. Crush Wine Bar has a vast selection of wines, an outdoor patio and live music on select nights.

Minor league baseball at Hodgetown Stadium
“The young families in the Woodlands are so busy that community events are usually around recitals and ball games,” Goldston says. When that is not going on, residents can take advantage of their proximity to downtown to catch a performance by the Amarillo Ballet Company at the Globe-News Center for Performing Arts or an Amarillo Sod Poodles game at Hodgetown Stadium. City Center Amarillo is a nonprofit that has played a role in revitalizing downtown. It hosts community events throughout the year, and some favorites are the historic home tour in May or the Electric Light Parade each holiday season.

Using The Loop to get around Amarillo
Affectionally known as The Loop locally, Texas State Loop 335 encircles Amarillo and is less than a mile north of Woodlands. The roadway is how commuters can get the 10 miles to downtown or 19 miles to Rick Husband Amarillo International Airport on the other side of the city. Northwest Texas Healthcare System is a little less than 5 miles via Tascosa Road. Historic U.S. Route 66, known locally as Amarillo Boulevard, passes by just south of the neighborhood. While there are multiple places of worship nearby of varying denominations, the only church in the Woodlands is Trinity Lutheran Church Woodlands.

Weather risks of the Texas Panhandle
Amarillo experiences all four seasons, but that comes with hot summers with temperatures reaching over 100 degrees and severe thunderstorms and tornadoes. Winter can see temperatures below freezing. Eastern parts of Woodlands are at increased risk of flooding. Some federal lenders may require flood insurance. Due to its dry landscape, the city is also at risk for wildfires.
