Ocean View Bluff Park is one of several green spaces within walking distance. “It’s a favorite local spot, especially in the winter when it becomes a popular sledding hill for families,” Pelaia says. “During the rest of the year, it’s a peaceful place for walking or taking in expansive views of Cook Inlet, with sunsets that never get old.” She also notes nearby Kincaid Sand Dunes Park as another hub for outdoor fun. “It’s an epic, rare mix of rolling sand dunes, forest and coastline that feels worlds away from the city. It’s popular year-round for walking, biking, skiing and simply exploring the landscape that’s unlike anywhere else in Anchorage.” Locals also enjoy salmon fishing, and you can cast a line at Ship Creek throughout the year when the runs are open.

Longstanding homes share space with new builds on quiet streets

The neighborhood’s wide, tree-lined residential streets feature homes built during the late 19th and early 20th centuries. These range from ranch and split-level styles to New Traditional and contemporary styles. “Thanks to the neighborhood’s waterfront location, many homes – particularly those along the bluff or elevated lots – enjoy views across the water toward the Turnagain Arm and surrounding mountains, giving the area a distinctly coastal feel,” says Gina Pelaia, an associate broker with Berkshire Hathaway Homeservices Alaska Realty. Most homes sell between the low $300,000s and the upper $600,000s. However, prices for larger, more recently built homes can exceed $700,000 and reach up to around $1 million. Townhomes are also available, and range in price from the upper $100,000s to the upper $300,000s.

Local favorites from casual to upscale in Old Seward-Oceanview

Within the community, residents pick up groceries from Carrs and daily essentials from Walgreens. Shopping developments located off the Old Seward Highway, a couple of miles north, offer big-box stores such as Walmart Supercenter and Sportsman’s Warehouse. Several nearby restaurants also offer a variety of dining options.

Commutes through the city are convenient

Residents can hop on Route 1, directly east, for a 10-mile commute into downtown Anchorage. Pelaia says that getting around the city is relatively easy, and Anchorage People Mover buses service stops in the neighborhood. Providence Alaska Medical Center, the state’s largest hospital, and Stevens Anchorage International Airport are both 8 miles away.

Since I moved in with my sisters, I have not heard or seen any crimes committed in this area. Therefore, I am not concerned with the crimes and safety in this area. The visibility of the police and fire fighters is excellent. I feel safe in this area.
