Sand Lake is a small, park-filled neighborhood just 4 miles south of Ted Stevens Anchorage International Airport. Located on Anchorage’s west coast, real estate broker Connie Yoshimura, who has sold over 100 homes in the area, says, “It’s on what we call the ‘sunny side’ of Anchorage. It’s easily accessible to the airport, midtown and downtown. Kincaid Park and waterfront relaxation

The neighborhood's seemingly endless parks and lakes are a main draw. Perched along Cook Inlet, Kincaid Park is a community jewel. Stunning mountain and water views, vast forests, and numerous nature trails attract visitors to a 1,500-acre park year-round. Justine Millette, a Realtor with Aspire Realty Group, describes it as ‘a nature lover’s paradise,’ saying, “It’s a great area for outdoor enthusiasts. One of the best perks of Sand Lake is the easy access to Kincaid Park.” And for those who need a quick getaway, there are several lakes and greenspaces dappled throughout the neighborhood. Jewel Lake and the namesake Sand Lake Park are popular spots for fishers, kayakers and paddleboarders. Yoshimura says Jewel Lake has “a really nice sandy beach” for fishing and swimming, while Sand Lake is ideal for more leisurely recreation. Sand Lake Park also offers a hiking trail and an off-leash area for dogs to run freely. Campbell Lake is on the neighborhood’s south side and is a spot for motorized boaters. Smaller green spaces, like Campbell Creek Estuary Park, are popular spots for birdwatching and leisurely strolls.

An eclectic mix of architectural styles

Sand Lake is home to split-level colonial revivals, modest ranches and contemporary homes. The neighborhood has undergone rapid expansion since the 1980s, so older and newer homes tend to intermingle. There are also ample plots of land waiting to be developed. Stretching evergreens surround homes and create an established natural feel. Single-family homes, along with townhouses and condominiums, sit closer to the roads and feature short, paved driveways for off-street parking. Single-family residences sell between $300,000 and $800,000, while condos and townhouses hover somewhere between $160,000 and $475,000. Waterside residences are pushed further away from the streets and surrounded by evergreens, creating a more secluded feel. They can sell for as low as $850,000 and go for upwards of $1.2 million.

Living with airplanes

Living near an airport has pros and cons. Residents nearest to Raspberry Road and around Campbell Lake deal with more noise than their neighbors. Boaters and kayakers should be aware that float planes can land on Campbell Lake because it is a seaplane base, and airplanes have the right of way.

Schools within the Anchorage School District

Students attend Sand Lake Elementary, which has a B-plus rating on Niche and is known for its renowned Japanese Immersion Program. The program starts at Sand Lake Elementary and ends at Diamond High School and is intended to help students achieve fluency by the time they graduate. At the B-rated Mears Middle School, students can access a library app called SORA, where they can download eBooks and audiobooks on their phones. Dimond High School has a B-minus rating and is a popular last step. Students who are not enrolled in the Japanese immersion program can take classes from the school's elective Japanese track, ranging from Beginning to AP Japanese. Other languages include Yup'ik, a local indigenous language.

Diamond BLVD, Kincaid Grill and Tastee Freez

This neighborhood is within easy driving distance of grocery stores and shopping. Downtown Anchorage, Midtown, and the Dimond business corridor are all within a 10-mile drive, making an easy commute to and from most parts of Anchorage. In the community, locals go out for a nice dinner at Kincaid Grill or casual Thai at Siam Cuisine, and daily essentials and services are within reach at local retail and convenience stores along Dimond Boulevard. At the intersection of Jewel Lake and Raspberry Roads, also known as the Four Corners, they can grab a latte at the locally loved Kaladi Brothers Coffee. Jewel Lake Jamboree

Outdoor events are the heart of this Alaskan neighborhood. Every February, Sand Lake residents meet at The Jewel Lake Jamboree, a free annual ice fishing event that features prizes and giveaways and allows locals to fish for coho salmon. The Spring Duathlon Series is a family-friendly, “all pavement” duathlon for residents between the ages of 4-84. Starting the last week of May and ending mid-June, this race is the perfect way for Sand Lake residents to burn off energy and compete with neighbors to the finish line.

Quick commute to downtown Anchorage

Sand Lake is just 4 miles from Ted Stevens Anchorage International Airport and 8 miles from Downtown Anchorage, which is attractive for homebuyers who want immediate access to busier areas without the noise. The neighborhood is driver-centric, as it offers very few sidewalks and bike lanes. Anchorage’s public transit option, the People Mover, only has one route that runs through Sand Lake – Route 65.
