You'll find a wide range of housing options in south Anchorage

Sand Lake homes date back to the 1950s, with construction continuing throughout the years. East of Sand Lake Road, you’ll find established ranch-style and traditional houses with lots of trees surrounding them. Head west, and newer subdivisions with 21st-century homes dominate the landscape. “Sand Lake is really upscale. It’s a really nice area,” says Paul Lambert, a Realtor at Herrington and Company, LLC with 25 years of experience. “It’s relatively new, believe it or not. It used to be a big gravel pit. We’ve been running out of land here, so they started building there in the early 2000s.” Houses under 2,000 square feet typically cost between the mid-$200,000s and mid-$700,000s. Larger homes range from the mid-$300,000s to the upper $800,000s.

Hiking, biking and fishing at Sand Lake parks

Kincaid Park is the neighborhood’s largest recreation site, with 1,400 acres of forested scenery to explore. “Kincaid is the bomb. That’s an amazing park,” Lambert says. “It’s got ski trails and all sorts of stuff. It’s a really awesome park.” The park is best known for its miles of hiking, biking and cross-country skiing trails. It also connects to the 11-mile Tony Knowles Coastal Trail that leads to Downtown Anchorage. Its soccer fields make it a popular place for sports, too. The neighborhood’s namesake is a go-to spot for fishing. The lake is stocked with trout, char and salmon, and has multiple boat launches, including one on 80th Avenue and another behind Sand Lake Elementary School.

Highly rated schools with a range of activities and programs

Highly rated schools serving Sand Lake include Mears Middle School and Dimond High School. The high school offers clubs and activities like JROTC, a robotics club and National Honor Society. Students can also study in the Japanese Immersion program or the engineering academy.

Popular shops and restaurants are conveniently located nearby

Shopping is easy with stores like Carrs and Fred Meyer on Dimond Boulevard. Dimond Center is a mall just east of the neighborhood with a Best Buy, Foot Locker and other shops. Other nearby big-box stores include Walmart, Costco, and Target. When you feel like dining out, you can head to Kincaid Grill for seafood or grab Thai takeout at Siam Cuisine. The Tastee Freez on Raspberry Road has been a community staple since 1958, serving milkshakes and chili dogs.

An easy commute throughout the city from Sand Lake

Getting around Anchorage is a breeze with major roads nearby. Walter J. Hickel Parkway gives you a 9-mile drive north to downtown, while Jewel Lake Road leads about 4 miles to Ted Stevens Anchorage International Airport. A bus route in the neighborhood has stops on Jewel Lake Road and connects to downtown, the airport and the Dimond Center.

How much noise to expect from the airport

Living next to the airport comes with some noise pollution. The runways are set up so planes mostly fly over the water, but the northern part of the neighborhood still gets some noise from incoming and departing flights. The airport and city conduct regular studies on the noise and work with the community on mitigation measures.

Calendars stay busy with community events

Sand Lake is a friendly area with frequent events and holiday celebrations. “If you’ve got kids, that’s where you want to go trick-or-treating,” Lambert says. “They go all out. What a show.” Every February, Sand Lake residents meet at The Jewel Lake Jamboree, a free annual ice fishing event that features prizes and giveaways and allows locals to fish for coho salmon. Kincaid Park stays busy with activities and programs, including:

  • Adult and youth ski lessons
  • Stand-up paddleboard demonstrations
  • The annual Anchorage Mayor’s Marathon, which starts in the park
