South Addition is a quiet neighborhood near Downtown Anchorage , making it a popular choice for homebuyers who work in City Hall, the state and federal courthouses or other nearby offices. It’s one of the city’s oldest communities, so you'll find lots of vintage homes here, often costing more than in other parts of town. Houses sell for more near downtown
Expect to pay more for a home here than in other nearby neighborhoods. “A lot of the homes are old, and some of them are restored. The price points are high for any of them,” says John Collinge , a Realtor with Re/Max Dynamic Properties, who has sold homes in Anchorage for 16 years. “You’re not going to pick up anything cheap in there unless it was built in 1940. Homes typically range from the low $400,000s to around $1,000,000. Condos cost between the mid $100,000s and the high $500,000s. The median sales price is higher than the citywide median.

As one of Anchorage’s oldest neighborhoods, South Addition features homes dating back to the 1920s. Construction really took off in the 1950s, and the median build year for homes in the area is 1971. Houses are large, with an average size of around 2,200 square feet. Ranch-style, Craftsman and contemporary homes are the bulk of the neighborhood, often surrounded by towering pines.

Enjoy Alaska's great outdoors in South Addition
South Addition is a popular spot for recreation, with several parks and trails in the area. You can go birdwatching or see salmon spawn in Westchester Lagoon, which is also open for canoeing, paddleboarding and cold-weather activities. “In the winter, they have an ice skating rink. They have big barrels all over the place and fires burning,” Collinge says. “It’s a cool area where people like to mingle.” Some other nearby things to do include:

Students in South Addition are part of the Anchorage School District, including the highly rated West Anchorage High School. The school is just south of the neighborhood in the Turnagain community, and is known for several specialized programs.

Multiple ways of getting around Anchorage
South Addition’s location near downtown makes it easy to commute from the neighborhood. While the area is close enough to walk and there are several bike paths nearby, Collinge says most people drive to work. Bus routes in the area take riders to downtown, Ted Stevens Anchorage International Airport, Providence Alaska Medical Center and other parts of the city. Major roads like Walter J. Hickel Parkway and Alaska Route 1 are also close by.
Northern Lights Blvd is easily accessible to get South Addition residents around town.

Where to eat and shop near downtown Anchorage
With downtown so close, shops and restaurants are easy to get to. Collinge recommends picking up groceries from New Sagaya Market, a locally owned store on 13th Avenue known for its seafood. A nearby Carrs on Northern Lights Boulevard is another option. Anchorage 5th Avenue Mall downtown has lots of stores to choose from, like JCPenney and American Eagle. Collinge recommends dining at Simon & Seafort’s Saloon & Grill, which is known for its seafood and scenic views. Other popular spots include Humpy’s Great Alaskan Alehouse and Orso.
