Angleton is gradually growing

Angleton is filled with open pastures and shady oaks, creating a quiet lifestyle at the heart of Brazoria County. Though resident Realtor Cipriana Torres of Adams Homes Realty moved here because Houston felt crowded, she says change is coming. "Angleton is going to grow, but it will be gradual." She adds that Lake Jackson is a fast-growing area and Angleton is right down the street. Angleton's growth is evident through new residences and restaurants. But for now, it's still a breath of fresh air for people craving a slower life. "I've lived in this area since I was six months old, and I don't want to live anywhere else," says Bob Peltier, owner of Bob Peltier & Associates Real Estate Brokerage and sixth-generation Texan. "We're close to the coast, we're close to Houston, and we've got wonderful people. Angleton is a warm, friendly place to live." Halfway between Houston and the beach in Freeport, Angleton's convenience lies at the intersection of two major highways and the Union Pacific Railroad.

Brand-new homes at Kiber Reserves

Angleton's verdant landscape is slowly filling with new communities from big-box builders. Windrose Green, built by CastleRock, is one of Angleton's only master-planned communities, offering residents walking trails, community parks, playgrounds and more. Homes in this community range from around $230,000 to $380,000. Torres sells new homes in the more typical-style suburb of Kiber Reserves, where she says prices range from around $230,000 to $290,000. "If you're looking for something with more land, you will probably go to a resale home," she says. While new construction is often in the neo-traditional style, Angleton's established homes range from custom builds to single and two-story traditionals, including cottages and ranch styles. A traditional home on 2 acres or less could price from the high $100,000s to $400,000s. A custom build on anywhere from 2 to 14 acres might range from the $500,000s to around $1 million. A storm with strong windspeeds hit Angleton in 2024, causing significant damage to Mulligan's Golf Center and other businesses. Additionally, downed power lines and trees left homes without power. Increased rainfall in the past decade and erosion of the Brazoria River have also led to a moderate flood risk in Brazoria County. Additional home insurance may be wise.

Fostering kindness at Southside Elementary School

Students may attend Southside Elementary School, Angleton Junior High School and Angleton High School within the Angleton Independent School District. The elementary school, which earns a B rating from Niche, fosters an emotionally nourishing environment where character development is built into the curricula, and there are strict anti-bullying policies. Angleton Junior High School and Angleton High School also earn B rankings. There is a growing need for new school facilities in Angleton, and Torres said two new elementary and middle schools are currently in the works.

Halfway between Houston and Freeport

Both Highway 288 and State Highway 35 pass through the city, making commutes quicker. "If you want to go to the beach, it's only 20 minutes away, and if you want to go to Houston, it's 30 minutes away," says Realtor Tanya Garza of Birdsong Real Estate, who lives in Angleton. Due to the lack of sidewalks and public bus transit, Angleton is a car-dependent area. The Gulf Regional Airport is less than 6 miles south when flights across Texas are needed. UTMB Health Angleton Danbury Hospital Campus is located in Angleton for convenient care. Houses of worship are plentiful here, including Most Holy Trinity Catholic Church, Church of Christ, Heart City Church and more.

The city just got its very own Starbucks

Retail remains slim in Angleton. "If you want to go shopping, Lake Jackson is 15 minutes away, and the Brazos Mall is there. There, you'll find JCPenney, Target, TJ Maxx and Ross. So you can find a little bit of everything there," Torres says. Restaurants and fast-casual chains are rising as the city works to bring in more businesses. Angleton just got a Starbucks, and locals are enjoying a new spot to grab a cheesy slice called The Crust Pizzeria. The Dirty South is a local favorite among the area's established spots. "They host entertainment during the week and have good food," says Torres. Her favorite item on the menu is the brisket tots. Kroger, H-E-B and Walmart Supercenter are all centrally located for grocery runs.

Fishing at Lakeside Park

Angleton opened the brand-new Lakeside Park on Enchanted Oaks Drive in 2023. The park is built around a fully-stocked lake with a 1-mile walking path winding along the water. Locals fish and canoe through the water as kids enjoy the playground's climbing structures and integrated musical instruments. Veterans Park on Magnolia Street is across from the local fire department is small but large enough for a tiny but filled with shady oak trees. Officer Cash Memorial Dog Park, named after an officer of the Angleton Police Department, is on Anderson Street and has sections for large and small pups. Each section offers obstacle courses for agility training made from recycled objects. Angleton Recreation Center on North Valderas Street is over 30,000 square feet, featuring a 25-yard indoor pool and full-court gymnasium where group aqua and traditional fitness classes are held.

Carnival rides at Brazoria County Fair

The nine-day Brazoria County Fair has been a crowd favorite at the fairgrounds on South Downing Street since 1910. The event features carnival rides, rodeo entertainment, cookoffs, music and dancing. It's also the largest of its kind in Texas. Come March and November, the fairgrounds also host Angleton Market Days, where hundreds of vendors sell everything from furniture to house plants, and a range of antique tractors are always on display. Concert in the Park takes place every Friday during May and September at Veterans Park. Locals bring blankets and foldout chairs to enjoy a casual day on the lawn filled with live music and fresh grub from local food trucks.
