Eclectic homes sit under the shadows of mature trees
Allmendinger might have a suburban feel, but there's plenty of character along the tree-lined streets — no cookie-cutter homes to be found here. The neighborhood was established in the early 1900s, so the trees here have had plenty of time to grow into a lush canopy over the eclectic mix of home styles. Craftsman bungalows built in the 1920s sit next to ranch-style homes from the 1950s. There are some charming Tudor-revival and Colonial-revival houses, too. Homes with around 1,000 square feet start at $350,000 and quickly get up to $500,000 for newer renovations. Properties with 2,000 square feet or more range from $600,000 to $1.5 million. And yards tend to be around 6,500 square feet, which adds to a tight-knit neighborhood feel. At the center of the neighborhood, Allmendinger Park is an eight-acre green space that serves as a community hub. Following a renovation in 2023, the park's play equipment and sandbox got a refresh, and it now includes a nature-themed climbing area. The parks department regularly cleans the public restrooms, and the sports courts are used by little leagues and adult teams alike. With picnic tables and benches, it's a familiar spot for after-school playdates and kids' birthday parties.Walk to Pioneer High, known for its sports and theater programs
Neighborhood kids are zoned to start at Bach Elementary School, which has an A rating on Niche. Then it's on to Slauson Middle and Pioneer High, which both get top ratings of A-plus. Pioneer High is directly south of the neighborhood, so high school kids can walk to class. Compared to Ann Arbor's other public high schools, Pioneer is ranked highest for its sports programs. It's also known for its standout theater program, which enjoys performing in an auditorium renovated in 2022.Tailgates, touchdowns and traffic at the Big House
Allmendinger sits just across the street from the Big House, so football game days bring their fair share of noise, traffic and street closures along Main Street. But for Wolverine fans, proximity to all the action is a huge draw. "Allmendinger becomes tailgate central, and it's great because you're just a short walk from the University of Michigan stadium," enthuses UM alumni Justin Ham, a Broker with the Ham Realty Group. Whitford agrees: "There's tailgating on nearly every street, especially on the golf course, and locals will even rent out their yards as parking spaces on game days!" Allmendinger has less of a college student population than the neighborhoods on the other side of the Big House, so the festivities are a little more family-focused over here.Walk, bus or bike into downtown
Allmendinger is just over 1 mile from downtown Ann Arbor and the University of Michigan. Those heading in that direction can walk on the sidewalks of Main Street or cycle along the designated bike lanes. When the weather gets too cold, bus lines run along Main Street and Potter Avenue, getting downtown in about 15 minutes. Because of its central location, Allmendinger has the benefit of being sheltered from highway noise, a valuable commodity in Ann Arbor. But, for longer commutes or trips to Detroit Airport, it takes a few extra minutes to get on the interstate.The neighborhood coffee shop and convenient grocery runs
The neighborhood doesn't have much retail space except for The Drip House, an appropriately named coffee shop in the shadow of the Big House. Because of its close location, it's a neighborhood staple known for pastries and homemade crepes. When the weather is nice, the cafe puts out chairs for open-air dining. Allmendinger is also convenient for grocery shopping runs. Busch's Fresh Food Market is a mile down Main Street, and all the retail options around Briarwood Mall are just a mile further.
