Annsville offers a quiet rural life, not far from Rome and Utica
The rural community of Annsville is at the foothills of the Adirondacks and the heavily forested area of Tug Hill. "The setting is what draws people here," says associate broker Becky Christmas, who has 10 years of experience and cofounded Christmas Country Homes. "They are looking for land not far from town, but quiet enough." Annsville is located between the more populated areas of Camden and Rome and is just 30 miles outside Utica. The earliest settlers came here in the late 1700s, and the town was formally recognized in 1823. Manufacturing and forestry have long been central to the local economy. Family farms also prosper here. Hunting, fishing, snowmobiling and homesteading are ways of life. Commercial conveniences lie in the hamlet of Taberg, which the town encompasses.
Acreage homes framed by forest and farmland
Birdsong, the rustle of leaves and the flow of water form a relaxing atmosphere in Annsville. Ranch-style homes, Colonial Revivals, farmhouses and cabins are surrounded by farmland and woodland. Country roads link neighbors, who may be far from one another. Homes are on anywhere from less than an acre to more than 25 acres. Some backyards have creeks flowing through them for a convenient paddling and fishing spot. Prices range from around $124,000 to $380,000, depending on lot privacy, acreage, condition and size. The town's CAP index crime score of 2 out of 10 is lower than the national average of 4.
Public education in the nearby community of Camden
Students attend the Camden Central School District. They may begin at Camden Elementary School, rated A-minus from Niche. From there, they filter into the C-plus-rated Camden Middle School and the B-minus-rated Camden High School. High school students publish an online newsletter, the Devils Digital Digest. Past issues have featured poems, student aspirations and polled opinions on the year's homecoming theme.
Private lands and state forests support outdoor fun
The community park is behind the town hall with a small playground and a pavilion. Annsville encompasses several state forests, providing hunting grounds, campgrounds, hiking and snowmobile trails. Fish Creek State Forest wraps around its namesake waterway, a popular fishing spot. Many don't have to travel anywhere for these pastimes, however. "A lot of it is done on their own private land," Christmas says. Fall Brook Stable Retreat Center is in Annsville. It runs day events and weekend immersions integrating yoga, mindfulness and horseback riding on its 300-acre farm. Rome Country Club and Sleepy Hollow Golf Course are within 15 miles and open to the public. Delta Lake State Park is roughly the same distance away, granting access to the Delta Reservoir, where people boat and fish. The park's trails welcome hikers and cross-country skiers during the winter.
A hometown bar, Mexican restaurant and Dollar General in town
Annville's small commercial corridor is in Taberg, on the southern side of town. A salon, Dollar General, the volunteer fire department and Cliff's Local Market cluster here. The market doubles as a Citgo gas station and sells breakfast sandwiches, pizzas and subs. On the Rocks Bar and Grill is a go-to for live music, burgers and wings. Farther from the village's core, locals can get authentic Mexican food at Tacos Don Fernando. TOPS Friendly Markets is less than 10 miles away in Camden, where there are more places to drink, dine and shop. Locals can also travel to Utica and Rome. Rome is within 15 miles, offering a mix of chains such as Aldi and Marshalls, locally owned restaurants and fast-food options.
New York State Route 69 supports broader travel
Scenic country roads pass through the community. New York state Route 69 runs along the southern side of town, through the hamlet of Taberg. Rome Health is one of the closest general hospitals, around 15 miles away.
