A slower pace of life near Vado Speedway Park
Located between Las Cruces and El Paso in the Chihuahuan Desert, Vado is a rural community of dairy farms that’s not as quiet as it used to be. Vado Speedway Park, a dirt racetrack that opened in 2019, can draw thousands of racing fans to the area each weekend. While watching fast cars is a popular weekend activity, residents here usually enjoy a slower pace of life. “People move out here for more of a country feel,” says Steve Montanez, who’s sold homes in the area for 12 years and is the president and CEO of New Mexico Properties. “Lot sizes are typically bigger, and homes are a lot less expensive here.” Interstate 25 is in the east, leading 20 miles north to Las Cruces and 32 miles south to El Paso. Nearby houses of worship include San Pedro Mission and Valley Grove Baptist Church.
Ranch-style homes with Chihuahuan Desert views
The 1970s and ‘80s ranch-style, Spanish Revival-style and manufactured houses here offer views of the surrounding Chihuahuan Desert. Lots range from a half-acre to 1 acre, and many homes have detached carports, garages and workshops, plus space for recreational vehicles and kids’ playsets. Home sizes range from 1,000 to 2,200 square feet, determining the price range of $155,000 to $285,000. According to Montanez, homes here rarely come on the market because many homeowners prefer to sell to family members or friends.

Soccer practice at the Vado/Del Cerro Community Center
The Vado/Del Cerro Community Center is the area’s central gathering place; kids here can enroll in summer tutoring classes, practice soccer and burn off some energy on the playground; the center also has a new outdoor gym for strength training and stretching. Those looking for a cardio workout might head to the Vado Trail, a paved loop that’s under a half-mile long and has shaded benches. The Organ Mountains to the northeast have popular hiking and mountain biking trails, including the 30-mile Sierra Vista Trail and 5-mile Bishop Cap Trail.

Ceviche at Mariscos El Tiburon
Mi Casa Café, located in the National Truck Stop near I-25, is one of the few places in Vado where residents can get a sit-down meal; this brightly colored restaurant serves Mexican and American dishes. Mariscos El Tiburón, a food truck next to the Vado/Del Cerro Community Center, is known for ceviche and shrimp cocktail. Residents can shop for local meat and produce at La Carniceria Marquez; Dollar General and Family Dollar are also nearby. Walmart is a 15-mile drive north.

After-school program at Gadsden High
Local kids can start school at Vado Elementary, which earns a B from Niche, and then attend the B-plus-rated Gadsden Middle. While Vado Elementary is located within the neighborhood, Gadsden Middle and the B-rated Gadsden High are around 10 miles south in Anthony. Students at Gadsden High can join the after-school program, which provides dinner and classes in cosmetology, fitness and more.
Between Las Cruces and El Paso
Vado is bordered east by Interstate 10, providing easy access to Las Cruces, 20 miles north, and El Paso, 32 miles south. State Route 478 is in the west and runs parallel to I-10. Without bike lanes or sidewalks, most residents rely on their cars to get around, but South Central Regional Transit buses stop in the area Monday through Friday and travel between Las Cruces and Anthony. Memorial Medical Center is the closest hospital, around 16 miles north. Las Cruces International Airport, a general aviation airport that has commercial flights to Albuquerque, is 26 miles northwest, and El Paso International Airport is a 38-mile trip.
Saturday night racing at Vado Speedway Park
Most Saturday nights throughout the year, Vado Speedway Park can draw up to 4,000 people to watch dirt-track racing. “It’s brand new, and it’s the only racetrack in the southern part of the state,” Montanez says. The track’s most popular events include fireworks night in July and the Wild West Shootout in January, a six-race mini-series where national stock car drivers compete. “They get a big turnout,” says Ron Bruder, an associate broker with Better Homes and Gardens Real Estate Steinborn and Associates who’s sold homes in the area for 17 years. “It’s loud. It’s dirty. It’s people-watching heaven.”
Special Flood Hazard Area in the west
Some homes on Vado’s west side are in a Special Flood Hazard Area, which has a higher risk of flooding. The last major flood was in 2006 and damaged local roads, making it difficult for residents to leave their homes. Homeowners here may be required to purchase flood insurance and obtain special permits for building projects.
