A growing planned community in Apollo Beach

Waterset is a lively, welcoming neighborhood in Apollo Beach where people from all walks of life-especially Tampa commuters and MacDill Air Force Base families-find a place to settle in and connect. “It has great commuter access to Interstate 75 which leads to both Tampa and Orlando,” says Julia Hernandez, a Realtor with REAL BROKER, LLC. The community features winding walking trails, biking paths and plenty of green spaces where neighbors gather for picnics. Kids ride bikes to the splash pad or playground, while adults enjoy waterfront restaurants or quick trips to Pine Key Island and local marinas.

Contemporary home designs with diverse price ranges

Waterset offers around 20 different home models, each reflecting Contemporary ranch-style or New Traditional designs. Entry-level models like the Dunlin and Harvey —two and three-bedroom single-story models — are priced between $320,000 and $400,000. These homes often feature two-car garages and between 1,500 and 1,700 square feet of living space. On the higher end, models such as the Cedar Key and Key Largo are spacious two-story homes with four or five bedrooms, ranging from 4,000 to 4,200 square feet and often including three-car garages. These premium homes typically cost between $850,000 and $900,000, with a few reaching up to $1 million. Townhomes reflect the same contemporary styles as single, family homes – priced anywhere between $300,000 to $375,000.

Career-focused programs at East Bay

Local kids might start school out at Doby Elementary, continue to Waterset Charter for middle school and then finish up at East Bay High; all three schools earn B grades from Niche. East Bay High offers programs from the National Academies Foundation (NAF) including the Academy of Health Science, automotive repair and cosmetology.

Access to Tampa Bay nature and several parks within the community

There are more than ten parks woven throughout the community. Coqui Park and Waterset Dog Park are among the most popular gathering spots, and the Splash Pad is a favorite place for families with young children. Just outside of the community, the SouthShore Sportsplex features turf fields for local games and events, and marinas and fishing piers along Tampa Bay are well-used by anglers and boaters. The Manatee Viewing Center is about 3 miles away, drawing visitors in the cooler months when manatees can be spotted in the warm waters. The Apollo Beach Nature Preserve is about five miles away and features walking trails, a fishing area and wide views of the bay.

Waterfront dining and nearby brunch spots

For groceries and everyday needs, residents head to the Publix at Paradise Shoppes of Apollo Beach, just a few minutes away. When it comes to dining out, there are several popular spots on the water — Finn’s Dockside Bar & Grill and Circles Waterfront Restaurant both offer fresh seafood, outdoor seating and a relaxed atmosphere. Circles is especially known for its lively tiki bar right on the water. For breakfast or a casual meal, local favorites like Apollo Beach Diner, First Watch and Maple Street Biscuit Company are all within about three miles of the community. Each offers something a little different, from classic diner breakfasts to Southern-style biscuits and healthy brunch options. The Ruskin Family Drive-In is nearby, an old-school drive-in theater where folks can catch a double feature from the comfort of their car.

Bike-friendly connectivity throughout the community

Paseo Al Mar Boulevard connects directly to Interstate 75 via a recently completed overpass, providing a route between U.S. 41 and U.S. 301 and enhancing commuter access throughout the region. Waterset Boulevard is also scheduled to connect to 19th Avenue NE by 2025/2026, further improving connectivity for residents. Public transportation is available nearby, with the Hillsborough Area Regional Transit (HART) bus line 31 stopping at US Hwy 41 @ Mira Bay Village, just a short walk from Waterset. This line provides service between South County and Brandon, making it easy to reach shopping, schools, and employment centers in the greater Tampa-St. Petersburg area. Upgraded bike lanes and ADA-compliant sidewalks are being incorporated into new roadway construction projects, making Waterset a bike- and pedestrian-friendly community. Tampa International Airport is approximately 30 miles from Waterset, providing convenient access to domestic and international flights.
