It’s really nice.” From locally-owned eateries to a city-wide farmer’s market and concert series, residents of West Appleton can enjoy downtown amenities without the accompanying bustle of noise and traffic.

The homes in West Appleton were largely constructed between the early to mid-20th century. Traditional architecture is common among bungalows, Cape Cods and ranch-style homes, though no two share quite the same identity. Some flaunt cottage-style rounded doors, while others feature the exposed wood beams of a Tudor Revival. Out front, modest gardens and shrubbery complement a mix of newly planted and mature trees. “Anywhere there are historic homes, you’ll find houses that you wish were maintained better. But here, people keep their houses up really well,” Cebulski says. “There’s a sense of community and culture around it, so neighbors tend to know each other well.” Beyond the manicured lawns, sidewalks pair with wide road verges for comfortable walks with pets or young children. As for parking, the historic nature of the neighborhood means most homes don’t provide attached garages. But homebuyers will find plenty of detached garages constructed over the last few decades. Prices range between $100,000 and $500,000 for homes exceeding 4,000 square feet.

Big-box stops neighboring locally-owned eateries
Residents of West Appleton are privy to the western end of College Avenue, which stretches immediately south of the community. ALDI is within walking distance, along with Mill City Public House, a rustic tavern serving classic American fare from locally sourced vendors. Interstate 41, about a mile west, is where the majority of shopping takes place. Big-box stops like Target, Sam’s Club and Home Depot are down the street from the Fox River Mall, where more than 130 retail outlets hold their own despite the national decline in mall popularity. Loads of casual fast-food options are interspersed along the thoroughfare, but Carmella’s is an Appleton staple. The bistro serves Italian courses made from Midwest ingredients; meats, cheeses and pastas are notably sourced from Wisconsin vendors. Wisconsin Avenue parallels College Avenue to the north, home to The Free Market and Pick n’ Save for quicker grocery runs. Apple Valley Pancake House is on the way, a greasy spoon serving everything from crepes to club sandwiches since 1990.

A farmer’s market in the morning, a music festival in the evening
Summers on College Avenue are crowded with local shoppers in the morning and concert-goers in the evening. Every Saturday at dawn, The Downtown Appleton Farm Market packs more than 100 vendors onto the thoroughfare’s already bustling sidewalks, selling everything from locally-grown produce to handcrafted items, fried food, coffee and pastries. Running June through October, the market overlaps with Appleton’s annual Mile of Music, which takes place the first week of August. Guests can grab a croissant in the morning and return in the evening for free access to 40 unique venues hosting 200 up-and-coming musicians. When summer ends, Octoberfest begins. Held in September, the drinking festivities kick off with a ceremonial toast to the Spaten keg beer tapping at Oktoberfest in Munich, Germany. An afternoon packed with craft brews and German delicacies follows suit.
West Appleton also has access to unique amenities like Float Life, a float tank and massage spa.

Situated about 2 miles from the Fox River’s shoreline, West Appleton is well-positioned for residents to maximize their time at community parks. On the river’s edge, Lutz Park provides boat and kayak launches as well as fishing opportunities on the shoreline and bridge. The park is also home to Appleton’s Yacht Club, offering membership access to a marina and year-round social events. Shaded walking paths are strolled at City Park, where Appleton’s towering Christmas tree twinkles over the holidays. In the summer, the park notoriously hosts “Art in the Park,” a two-day festival inviting 200 artists to showcase their work beside local food vendors and a lineup of live musicians. Students are zoned for the Appleton Area School District, as all three institutions are within immediate walking distance of most homes. Dunlap Elementary earns a B-minus on Niche, located on the corner of Mason and Spring Street. Less than a mile down the road, Wilson Middle earns a C-plus. Locally known as just “Wilson,” the school provides an array of intramural sports to supplement the school’s established leagues. Appleton West High School is half a mile south, earning a B on Niche and providing a full roster of winter and spring sports.
