Transformation of downtown Arlington Heights

With a population of nearly 80,000 people, the Chicago suburb of Arlington Heights is the 15th most populous city in Illinois. Even though it’s 25 miles northwest of Chicago, the Arlington Heights Central Business District has a vibrant downtown area that attracts people of all ages to be close to where the action is. “Over the past 20 years, there’s been a gradual transformation into what downtown Arlington Heights is today,” says Sue Duchek, owner of Picket Fence Realty and a lifelong Arlington Heights resident. “It used to be that there were blighted properties - now, there are great restaurants, and it’s an entertainment district.”

Alfresco Arlington brings dining to the street

It’s only been happening for a few years, but Arington Alfresco has become a popular summer event in downtown Arlington Heights. The program started as a way to help businesses struggling during the Covid-19 pandemic. “They closed the streets and offered outdoor dining," Duchek says. "It was so popular that the event happens every summer from May through September.” It happens over a one-block section at the corner of Vail Avenue and Campbell Street. That’s in the area of Harmony Park, which is the site of a Thursday evening summer concert series from June through August. Autumn Harvest, which takes place on the first Saturday in October at North School Park. The event features a petting zoo, a scarecrow decorating competition and live music. Christmas starts with a tree lighting ceremony at North School Park, while Harmony Park has live reindeer and ice carvers.

Old Arlington Park site

For nearly 100 years, Arlington Park was a famous horse racing facility owned by Churchill Downs. It closed in 2021 and has remained vacant since. As of October 2024, the Chicago Bears own that piece of property, but it’s unclear whether there are solid plans to build a domed stadium as the new home of the NFL team. “I think whatever goes there will benefit the area,” Ducheck says. “Whether it’s a stadium or something else, something has to go there eventually.”
