Located on the village's south end, it's close to both a popular park and to the commercial hub situated along Golf Road. This community's outward expansion is similar to many villages in the northwest suburbs of Chicago — established to provide easy access to the Metra line and downtown shopping without all the bustle of downtown city living. "A lot of these towns naturally evolved right around the train station,” says Tom Zander, Realtor at Berkshire Hathaway Starck Real Estate who sells homes in Arlington Heights. “The downtown areas turned into mini-Chicago's with restaurants, condos and apartment buildings, but from there it’s mostly single-family homes.” The neighborhood is on the cusp of Rolling Meadows, is bordered by routes leading throughout the northwest suburbs and holds a 2 out of 10 CAP Crime Index score which is slightly lower than the national average of 4.

Rare midcentury home listings get snatched up quickly

Split-levels with main entrances on the side or front, ranch-style and colonial style homes were built in the early 1960s and typically include three to four bedrooms and two to three bathrooms. Some more recently renovated options include midcentury modern features like floor-to-ceiling front windows, but most maintain their original facades even after interior remodeling. Long driveways provide enough space to limit street parking, and some streets also lack sidewalks. Front and backyards are roughly the same size, many with additions like patio landscaping or above-ground pools. Prices here range from about $345,000 to $585,000 depending on the number of bedrooms and bathrooms and the overall condition. Homes in Arlington Heights Garden rarely hit the market and sell after an average of just 12 days compared to the national average of 45.

Heritage Park swimming and sledding

The parking lot at Heritage Park fills year-round, but Arlington Heights Garden residents are only a few blocks away on foot. The swimming pool is one of four in the village and is open seasonally to those who purchase annual or summer passes, and the adjacent community center is available for rent. Tennis and basketball courts abut public baseball and soccer fields, while a designated sledding hill and two ice skating rinks open once the temperatures drop. Other neighborhood parks are also within walking distance — like Carefree Park, which has even more athletic facilities than Heritage Park and is located just across Arlington Heights Road. Or Busse Woods’ lakefront, bike trails and protected elk pasture, is also just 4 miles away, and altogether spans over 3,500 acres.

Shopping and dining north and south of Arlington Heights Garden

Arlington Heights Road intersects with Golf Road at the south end of the village, creating a shopping corridor with big-box stores like Jewel-Osco and Aldi, chains like Panera Bread and brand names like Lowes. Drivers pass Madurai Kitchen and Francesca's Tavola while heading 2 miles north on Arlington Heights Road for walkable shopping options and local dining in downtown Arlington Heights. Trains roll past patio-fronted Italian restaurant Passero, chandelier-lit Shakou and other restaurants, as well as a mix of professional offices and midrise condos. Being on the south end, Arlington Heights Garden is also on the cusp of Rolling Meadows and Schaumburg, with Woodfield Mall — the largest in Illinois — about 3 miles to the east.

Getting to downtown Chicago or other northwest suburbs

Drivers head south on Arlington Heights Road to exit onto Interstate 90, the main route to Chicago O’Hare International Airport 10 miles away, or into downtown Chicago, in 34 miles. Those heading to the Windy City for work can leave their car in the lot at Arlington Station and hop on the Union Pacific Northwest line for a 40-minute ride to Ogilvie Transportation Center, barring delays. Residents of Arlington Heights Garden may hear distant sirens from Endeavor Health Northwest Community Hospital, a major campus located less than a mile northwest of the community.

Their home schools include Dryden Elementary School and South Middle School, both of which receive B-plus ratings on Niche. Arlington Park in-limbo, year-round events downtown

Arlington Heights may spark more traffic and interest from Chicagoland in the coming years, depending on the fate of Arlington Park, which is located directly northwest of downtown. “It’s 350 acres and it used to be an international horseracing course,” Zander says, but it's remained unused in recent years. The Chicago Bears were a contender for redevelopment of the area, although options have since opened up. “It's extremely rare to have that large of a piece of property in an already developed area, literally right on the train line,” Zander says. “The village is still courting its options there.” On a more local scale, community events take place in downtown Arlington Heights each month of the year — from the Frontier Days Fourth of July Festival and Parade, to the holiday tree lighting at North School Park.
