Situated in the northwest Chicago suburbs, Arlington Manor is an almost entirely residential enclave of Arlington Heights, one of the most populated suburban villages in Illinois. “We’re a melting pot of beliefs and backgrounds,” says Sue Duchek, a self-proclaimed Arlington Heights lifer and Realtor with Picket Fence Realty. “There’s a pride of schools, community parks and restaurants, and we’ve made sure that everyone is serviced with enough of what they need. That really shows in how we live.” Though Arlington Manor is south of the village’s downtown scene, residents still have easy access to locally owned restaurants and regional grocers thanks to surrounding thoroughfares. The distance allows for a quiet lifestyle just a couple of miles from Cook County’s popular forest preserves and Blue Ribbon schools.
Residential streets are sleepy by sunset
Homes in Arlington Manor were primarily constructed around the midcentury as the community expanded from its downtown core. With a CAP Index crime score of 2, compared to the national average of 4, homebuyers can expect sleepy residential streets by sunset. “We’re known as the city of good neighbors, and we really are,” Duchek says. “It’s a community that really loves all that it offers. There’s a kindness that spreads across the board in our neighborhoods.” Ranch-style homes and bilevels are among the neighborhood’s most common styles. But custom builds with traditional architecture flaunt stone, brick and shingle siding. Altogether, prices range between $350,000 and $500,000, slightly above average for the Chicago Metropolitan Area.

Esteemed coaches at Rolling Meadows High School
Students in Arlington Manor attend the Arlington Heights School District 25. Dryden Elementary School and South Middle School, both located within 2 miles of the neighborhood, earn an A-minus on Niche. Rolling Meadows High School is part of the Township High School District 214, which serves a large portion of south Arlington Heights. The Blue Ribbon school earns an A-plus on Niche, partially known for its renowned football coaches like Robbie Gould, who played 18 total seasons in the NFL—10 as a kicker for the Chicago Bears. Additionally, Rolling Meadows students are highly encouraged to consider postsecondary education. First-year students will choose one of 16 nationally recognized career clusters that, in turn, shape their studies in preparation for college.

Less than a mile from a major Arlington Heights employer
Commuters can expect a 25-mile drive into Downtown Chicago via Interstate 90. Many opt to take the Metra’s Union Pacific Northwest Line instead. Two stations serve the village: Arlington Heights, 2 miles north, and Arlington Park, 4 miles northwest. Both offer an hour’s ride into the city. Some commutes, however, remain closer to home. Endeavor Health Northwest Community Hospital is a significant employer in Arlington Heights, located less than a mile west on Central Road. Though Pace Suburban bus stops are unavailable within Arlington Manor itself, residents will find stops immediately south on Golf Road. Out-of-state travelers typically fly out of Chicago O’Hare International Airport, 11 miles south on I-90.
From carry-out pizza to white-tablecloth dining on Arlington Heights Road
Arlington Heights Road is a major thoroughfare in its titular village, and residents of Arlington Manor live right next door. Dondi’s Pizza is a go-to for easy weeknight dinners, serving classic Chicago-style sausage pizza. Alternatively, Francesca’s Tavola is a white-tablecloth Italian restaurant where guests tend to dress up. Travelers waiting for the Metra can stop by Around Café, a nearby coffee shop serving espresso drinks and decadent doughnuts. Lights and plants strung from the ceiling dangle above the shop’s couches and tables, packed with commuters checking their watch for the time. “I love those one-off, mom-and-pop places,” Duchek says. “You name a palate, and you'll find it in the village. Much like housing, there’s something for everyone.” As for the essentials, Jewel-Osco sits just south of Arlington Manor, while Aldi, Walmart, Lowe’s and Walgreens rest along Golf and Algonquin Roads to the west.

Over 3,000 acres of forests in Busse Woods
Arlington Manor is flanked by two parks: Cypress to the west and Carefree to the south. The former surrounds nearby Dunton Elementary School, providing softball and soccer fields, as well as a great open field space for pick-up games and practices. The latter is accessible from Haddow Avenue’s cul-de-sac, offering tennis and basketball courts, baseball fields and paved paths connecting to the park’s central playground. Farther west, Arlington Lakes Golf Club is a popular course owned and operated by the Arlington Heights Park District. “That course is kind of a gem for us,” Duchek says. “Because there’s a strong golfing community here, and Arlington Lakes is public.” Once a Nike Missile Base, the 90-acre golf course features 18 holes. Located 2 miles south, Busse Woods offers a more immersive outdoor experience with 3,558 acres of ancient upland forests. Guests can rent boats and launch onto Busse Lake, a hot spot for ice fishing and ice skating in the wintertime.

Frontier Days offers four nights of nonstop events
With humble beginnings at the Arlington International Racecourse—a legendary track open for nearly a century in Arlington Heights—Harmony Fest is a village-wide event that replaced the course’s annual block party after its closure. Today, Harmony Park is packed with guests each summer checking out local restaurants, businesses and bands. “It’s two days, and the attendance is probably 10,000 people a night,” Duchek says. Beyond the village’s Memorial Day, Independence Day and St. Patrick’s Day parades, residents look forward to Frontier Days, a community carnival spanning four days at Recreation Park. “It’s pretty much four days of nonstop events,” she continues. “I mean, I think they host outdoor concerts every single night!”
