Quiet suburbia just a mile from local restaurants in Fairview
Comprising just three blocks of Arlington Heights, Fairview residents can stay close to the village’s downtown dining scene and local parks while maintaining a residential feel. Fairview sits squarely between Fairview Street and Kirchhoff Road, between the area’s medical center and park spaces. Residents can stroll the neighborhood’s sidewalks, either for fresh air or to shop and dine downtown about a mile north of the exclusively residential neighborhood. While this is just one small section of the village, Arlington Heights’s community events and support for local businesses means Fairview residents have plenty of opportunities to connect with their neighbors and engage in the community culture.

Fairview's 40s and 50s Colonial Revivals and bi-levels
Spread out along the streets, mature trees grow between the sidewalk and the curb, creating a canopy of leaves over the streets. Front walkways lead to Colonial Revivals and bi-levels built mainly in the late 1940s and '50s, but architectural styles range from Craftsman bungalows, ranch-style homes and larger Tudors with brick and stone facades. Home prices generally span from $300,000 to $800,000, as the property sizes can vary from about 1,000 square feet to over 3,000. The neighborhood is also quieter, farther away from the village center. It earns an overall CAP Index Score of 2, compared to the national average of 4.

Swimming in the pool at Pioneer Park or a day at the library
Just on the other side of Fairview Street, Pioneer Park is one of six parks in Arlington Heights with a pool. “All six pools have facilities attached to them,” says broker Sue Duchek with Picket Fence Realty, who has been selling in Arlington Heights for over 23 years. “They all have something unique, from ballet to mom-and-dad tot classes.” Pioneer Park’s indoor facilities also include indoor tennis and pickleball courts for days when the weather isn’t as great. In the winter, kids head to Sunset Meadows Park to slide down the steep, snow-covered hill on sleds. In the warmer months, the open spaces here serve as a driving range. On quieter days spent inside, the Arlington Heights Memorial Library is just across US Highway 14 from downtown. “It’s expanded beyond just books,” Duchek says. “The Makerplace is a new feature in the library with hands-on learning for things like cooking and woodworking.”

Award-winning Mexican restaurants and downtown coffee shops
With Fairview so close to downtown Arlington Heights, residents have access to the Village’s collection of local restaurants. In the mornings, people pick up their coffees at Coco and Blu, but the joint is still busy in the afternoon, with regulars working on their laptops at the eclectic, mixed and matched furniture. Each month, the baristas come up with a donation drink, where a portion of the profits go to a different charity. Winner of the Diners’ Choice Award from OpenTable in 2024, Mago Grill and Cantina’s colorful backlit bar and Luchador masks create an alive and excited atmosphere. Those who order churros for dessert will have them delivered in a mini street cart, complete with little buckets of ice cream and chocolate sauce. Jewel-Osco is also downtown, just 1 mile away for a quick grocery stop. Additional options include Mariano’s, about 1.5 miles down US-14, and Walmart and Meijer, 2 miles south of Fairview.

Volunteering opportunities at Rolling Meadows High School
Fairview’s students begin at Westgate Elementary School for kindergarten through fifth grade, before continuing on to South Middle School for sixth through eighth grades. Niche gives both schools B-plus rankings. Rolling Meadows High School earns an A-plus. Students here can get involved in various volunteer opportunities, like Hands on Suburban Chicago, where they can socialize with senior citizens and tutor younger students.
Alfresco dining traditions established from COVID-19
In late September, Arlington Heights comes together downtown for an open-air dining and shopping experience at Harmony Fest. “It’s two days where literally all the streets in the downtown area are set up with restaurants and businesses on the street,” Duchek says. “It started out when the racecourse was doing the Million Dollar Race, but through COVID, we went alfresco so people could get outside and practice social distancing.” In addition to bringing farmers and artisans together to sell their produce and wares, the Arlington Heights Farmers Market also features local musicians and family-friendly activities every Saturday.

Commuting into Chicago from the Arlington Heights Metra
While Fairview is just 1 mile from downtown Arlington Heights, residents will need a car to get around the Village. South Ridge Avenue can link residents with downtown, but also runs south to NCH Busse Center—the area’s closest medical center, about half a mile away. Along downtown, US-14 bisects Arlington Heights, connecting the Village with others nearby. The UP-NW Metra line also runs along this highway, with a stop right in Arlington Heights. Commuters can use this commuter rail to get to downtown Chicago, 25.5 miles away, or hop on I-90 to the south. Travelers can also use the Interstate to drive to Chicago O’Hare International Airport, 12 miles from Fairview.
