Walking distance to downtown Arlington Heights
One mile south of Arlington Heights' trendy downtown area, the neighborhood of Laudymont Terrace is within walking distance of everything the downtown area has to offer, including fashionable boutiques, multicultural restaurants, a performing arts theater, a juice bar and a Metra commuter rail station that connects passengers to downtown Chicago in 30 minutes. “The big draw of this neighborhood is that getting to downtown on foot or on a bike is easy. You don’t have to cross any busy streets,” says Lindsey Kaplan, a broker with @properties and Christie’s International Real Estate based in Arlington Heights. “It’s a 10-minute walk and a 5-minute bike ride.” While condo towers, apartment blocks and offices downtown give the area a small metropolitan feel, surrounding low-density residential neighborhoods such as Laudymont Terrace maintain the village's suburban character with leafy green lawns and paved sidewalks in front of single-family homes from the 1950s.
Mid-20th century houses
Along the streets of the neighborhood are mature trees that provide shade along sidewalks passing Colonial Revival, Cape Cod and ranch-style homes. The price range generally falls between $400,000 and $650,000. “You’re paying for being close to downtown,” Kaplan says. “Anything within a mile radius of that area will be a little more expensive.” Also, the Endeavor Health Community Hospital is close to the neighborhood, about a mile away. “I’ve sold houses to doctors in this neighborhood just because of the proximity,” she adds. The area is also quiet, as reflected by its 1 out of 10 CAP Index crime score.
