Original cottages and Cape Cods next to contemporary builds
Much of Bluemont was built before and immediately after World War II, with styles including brick cottages, Cape Cods and Colonial Revivals originally intended as summer homes. Twigg explains that, during the 1950s and '60s, many of the original lots were split up, and fill-in homes were built. Although many of these homes still stand and have been renovated and expanded over time, "many became run down, and a lot have been torn down," she says. In their place are contemporary homes, including Craftsman-style new traditionals and modern houses, sometimes with six or more bedrooms and over 4,000 square feet of space. These changes have led to a diverse housing landscape without one cohesive look or feel. "Young people don't care. They're not here for the prestige; they're here for the convenience," Twigg says. Original homes built between the 1940s and '60s typically cost between $1 million and $1.4 million, while larger, newer homes cost between $1.5 and over $2 million. Bluemont's eastern edge also has brick townhouses for around $1 million. "Bluemont is for an outdoorsy crowd who wants to ride their bike everywhere," Twigg says. Several local and regional trail systems crisscross through the neighborhood: Bluemont Junction Trail, Four Mile Run Trail, Custis Trail, and the 45-mile Washington & Old Dominion Railroad Trail. Additionally, Bluemont's entire western edge is parkland, including the 24-acre Bon Air Park with its several ornamental gardens, such as one just for a colorful array of roses. Just south of Bon Air Park, separated by Wilson Boulevard, is the 51-acre Bluemont Park. Bluemont Park has soccer and baseball fields, nine tennis courts, a disc golf course, playgrounds and the old Bluemont Junction Caboose that kids can explore. Many students in Bluemont begin school at Ashlawn Elementary School and progress to Swanson Middle School, both of which earned A grades from Niche. Older students continue to A-plus-rated Washington Liberty High School. Washington Liberty, rated the No. 1 best public high school in Arlington County by Niche, offers over 60 total International Baccalaureate, AP and dual enrollment courses. Bluemont is also home to two private schools: Saint Ann Catholic School, which teaches prekindergarten through eighth grade and earns a B from Niche, and The Sycamore School, which teaches fifth through 12th grades.Ringing the bell and other events in Bluemont
Holidays mean the sound of bells in Bluemont. On every national holiday at noon, the Bluemont neighborhood gathers to take turns ringing the bell in the Constitution Gardens at the corner of George Mason Drive and Wilson Boulevard. The Bluemont Civic Association also hosts the annual Halloween Parade, where kids (and adults) dress up in their costumes, parade along the Bluemont Junction Trail and celebrate with treats on the afternoon of Halloween. Family Fun Day in May is another popular event where families gather for picnics and listen to live music in Lacey Woods Park.
Commuting by Metro, bus or car
The Ballston-MU Metro station is less than 1 mile east of Bluemont and takes riders into D.C. Many residents walk or bike to the station. Buses also run along Wilson Boulevard from Bluemont, transporting riders to other parts of Arlington, such as Clarendon, that have more nightlife and dining options, and the 38B bus takes riders into downtown D.C. Interstate 66, immediately north of Bluemont, also takes commuters 7 miles into the District. Ronald Reagan National Airport and the Pentagon are about 7 miles east of Bluemont. Bluemont has some well-loved dining establishments along Wilson Boulevard, including La Union, a Mexican-El Salvadorian restaurant known for its pupusas, and King of Koshary, a casual Egyptian spot whose signature dish koshary, typically consists of chickpeas, lentils, rice, pasta and tomato sauce with seasonings. Good Company Doughnuts, on the eastern side of Bluemont off Glebe Road, always has a line out the door on the weekends, with customers waiting for the restaurant's fresh, handmade doughnuts and coffee. In the neighborhood over, Ballston has more shopping and dining, including high-end options like Grand Cru Wine Bar and Bistro's French cuisine. Westover Village, just northwest, has more locally owned favorites such as Lost Dog Cafe and Lebanese Taverna. Locals pick up groceries from Safeway off Wilson Boulevard or at the Ballston Farmers Market across from the Metro Station on Thursday afternoons.Flooding in Bluemont
Although its residential areas do not have a notably high flood risk, Bluemont and some surrounding neighborhoods experienced flash flooding in 2019 that caused property damage in Bon Air Park and Bluemont Park. Since then, Arlington County has approved projects to mitigate flooding and improve stormwater management in the Lubber Run Watershed to which Bluemont belongs, and residents helped create a Bluemont Park improvement plan that includes reduced paved space and more trees.
