Homes hugging the Front Range

Leyden Rock’s metropolitan district lies at the foothills of the Front Range, where outdoor adventures are scattered between over 17 miles of interconnected hiking trails, open green spaces and rolling fairways. For maximum accessibility, the neighborhood’s amenities are situated in the community’s center, with homes encircling them. “Leyden Rock has one of the best pool communities, clubhouses, and parks. They bring music in, and that is probably one of the most gregarious family communities with events,” says Broker Joann Perito with Avenues Unlimited, a Colorado native who has sold homes for over 26 years. “If you’re looking for a lifestyle in your community, you’ve got it – it’s not the walkability to a coffee shop or anything, you’ve got to drive for that – but what’s around there is a definite community and the most popular high school in Arvada Ralston Valley.”

Pattridge paths and sports at Long Lake

Hikers travel along unpaved hills within Pattridge Open Space, just south of the Leyden Rock community. Further south within Long Lake Regional Park, teams battle on football, soccer and baseball fields. Four-legged friends meet other dogs after long walks on trails between West Arvada Dog Park and Blunn Reservoir. As common throughout Arvada, limited access to water and a dry climate fosters a potential risk for fire. Although fire risk is not as high as in northern communities, different parts of Leyden Rock score between five and seven on Risk Factor’s 10-point fire risk scale.

Leyden Rock living and golfing communities

Craftsman homes with stucco and stone exteriors are common features along sidewalks in Leyden subdivisions. “Leyden Rock is a planned unit development and sits on what used to be a landfill, but they cleaned up the landfill — it took years to do it — and then the developers could go in and build stunning, contemporary homes of all shapes and sizes,” Perito says. Within this subdivision, housing options range from $480,000 for two-bedroom townhouses to single-family homes priced between $800,000 for a three-bedroom and $1.18 million for a five-bedroom. The upkeep of the landscaping and amenities, such as the pool, are funded with monthly association fees of roughly $30. Street lamps along the subdivision guide walkers at night. In fact, Leyden Rock has a CAP Index Crime Score of 1 out of 10, compared to the national average of 4.
