Craftsman, ranch-style and traditional homes that sell quickly

Developed primarily in the 1990s and 2000s, the neighborhood features a mix of Craftsman, ranch-style, and two-story traditional homes. Some properties back up directly onto West Woods Golf Course, with patios or decks designed to capture views of distant foothills. Many homes have been fitted with solar panels and other energy-efficient upgrades, while the area’s spread-out nature means lots are larger than those in Denver. Home prices range from $670,000 to $1.2 million, though larger, more palatial estates can reach upward of $2 million. Homes move quickly – spending an average of 23 days on the market, compared to the national average of 45. “It’s rare to see something available, and when there is, it goes quickly,” says Leigh. “People want to live in Denver until they have kids or need more space – then, they want to move to Westwoods.” Crime rates are low, with a neighborhood Crime and Safety CAP score of 2. The national average is 4.

Jefferson County Schools earn top marks

The Jefferson County School District, the state’s largest K–12 system, serves neighborhood families. Students can start at West Woods Elementary, which earns an A from Niche and is walkable. They can then move on to A-minus-rated Drake Junior High before finishing up at A-rated Ralston Valley High School—the latter of which features a girls tennis team that won the Colorado 5A state championship in 2024. Red Rocks Community College is just over 10 miles to the southeast, while the Colorado School of Mines is in nearby Golden.

Explore the Ralston Creek Trail

Neighborhood paths connect to Ralston Creek Trail, popular for its winding path through cottonwoods and potential wildlife sightings. West Wood Park has a playground, fields and picnic areas. Blunn Reservoir, about 2 miles west, is the go-to spot for fishing and features walking loops complete with scenic views of the foothills. Close to everything, with plenty of its own in Olde Town Arvada

The neighborhood is nearly all residential with restaurants like Rib City and Malone’s Clubhouse Grill lining nearby Indiana Street. The Westwoods Shopping Center is home to a King Soopers for groceries and a Kohl’s. Olde Town Arvada is the city’s renowned downtown area, home to popular spots like Yak and Yeti, a Nepali restaurant and brewpub. Olde Town is also home to boutiques and a farmers’ market. Those looking to stay within the neighborhood can head to the West Woods Golf Club Bar & Grill. “In Westwoods, you’re 15 minutes from everything,” says Leigh. “Arvada has plenty, but you can also easily get to everything in Golden, Boulder or Downtown Denver.”

Commute to Golden, Denver, Boulder and beyond

Indiana Street and McIntyre Street connect the neighborhood to Interstate 70 and Highway 93, allowing for straightforward commutes that typically see less traffic than some other Denver suburbs. Due to the relatively spread-out nature of the neighborhood and Arvada itself, walkability is low. The RTD G Line at Olde Town Arvada offers light-rail service to Union Station, and the Denver International Airport is roughly 35 miles east.
