Parkway Estates is an Arvada suburb with a peaceful but friendly community. Developed in the early 1960s, the neighborhood features older brick homes that provide an established and traditional vibe. “Parkway Estates has an older appeal, with classic residential family-style living,” says Anthony Huber, a local expert and Realtor with eXP Realty. “It’s a great neighborhood with a calm and quiet feel.”

Small split-level and ranch-style homes dating back to the 1960s line the streets of Parkway Estates, many with minimally decorated brick exteriors that create a quaint feel. Houses typically sit on quarter-acre lots or less, with three to four bedrooms and one-car garages. The median price for real estate is around $550,000 but ranges from $400,000 for a 1,000-square-foot older build to a fully updated tri-level with up to 5 bedrooms for $725,000.

B-rated Jeffco public schools

Students may attend schools within the Jefferson County School District, rated the sixth-best school district in the Denver area by Niche. Hackberry Hill Elementary serves kindergarten through fifth grade and is situated just south of the neighborhood. Huber says it’s common to see kids walk to the elementary school. North Arvada Middle serves sixth through eighth graders and feeds into Pomona High School, which has a state-recognized Arts and Humanities Program for performing and visual arts. All three schools have a B-minus overall Niche score or higher.

Open green spaces and recreational opportunities are in no shortage in Arvada. “It’s a popular area because all the lakes are in one region, with more local access,” Huber says. Lake Arbor, Lake Standley and Hidden Lake are all within a 5-mile radius. Lake Arbor Park visitors and canine companions alike enjoy the open fields, kids climb along the playground’s structures, and lakeside anglers wrangle in bass and bluegill. Take to the paved walkways that loop the lake’s circumference to catch a glimpse of the flocks of local waterfowl or watch the sun set behind the Rocky Mountains. Huber’s insider tip: “There are even ramps for off-roading dirt bikes.” Little Dry Creek Park is a year-round hotspot of recreational activity, as trails are busy with foot traffic and bikes in the warmer seasons, while a kaleidoscope of sleds drifts down the snowy hillsides in the winter. Golfers of all ages tee up and practice their swing at nearby Indian Tree Golf Club.

Commercial corridors along 80th and Wadsworth

Proximity to thoroughfares West 80th Ave and Wadsworth Boulevard offers Parkway Estates residents a short commute to stores and restaurants. “There are tons of grocery stores and restaurants on the corner of the intersection,” Huber says. Residents are bound to find the groceries they’re looking for with names like King Soopers, Target, Sprouts Farmers Market and Natural Grocers. Start the morning with a cup of Joe from Sweet Bloom Coffee Roasters, stop through chain restaurants like Panera Bread, Chik-fil-A and Firehouse Subs for a quick bite, and grab a sweet treat from Kneaders Bakery and Café. For a sample of local fare, dine at The Butchery, a trendy steakhouse that serves quality cuts and craft cocktails in its brick-accented building off 80th Ave.
