Sunland Hills offers suburban charm in a quiet Arvada neighborhood
Next to the busy Wadsworth Boulevard, Sunland Hills is a quaint neighborhood within the suburb of Arvada occupied by many residents operating LLCs and other businesses out of their homes. Within its nearly perfect square borders are residential homes with wide streets and sidewalks shaded by trees, ideal for after-work strolls.
Ranches and split levels from the 1970s and 1980s priced under $600K
“This area is full of older homes from the 1970s or 1980s, some renovated in the early 2000s, so there are quite a few fixer-uppers,” says Broker Guild Homes Realtor Jing Di. Those looking to buy in Sunland Hills can find many 1,500-square-foot ranches or split levels with small, but impressive gardens and landscapes, attached garages and driveways and fenced-in backyards. Prices for these homes are in the $500,000 to $600,000 price range. Sprinkled around the sidewalks of these residential pockets are Little Free Libraries where residents can trade their monthly reads. It’s also common to see a variety of trucks with attached trailers parked outside the homes when they’re not being used for a day’s work.
Sunland Hills students attend diverse public schools in Arvada
Younger children living in Sunland Hills can attend Hackberry Hill Elementary School, which receives an A-minus grade from Niche. Middle schoolers can go to North Arvada Middle School, which, along with Arvada High School, is ranked among the Most Diverse Public Schools in Colorado according to Niche.
Recreation and cultural venues sit just outside the neighborhood
Immediately on the other side of Wadsworth Boulevard, avid golfers have access to Indian Tree Golf Club, a well-kempt golf course with a pond view and restaurant. “A bit further south of Sunland Hills is the Apex Community Rec Center, which many families will go to for fitness classes, the weight room and indoor courts,” Di says. Apex also offers its members computer classes, volunteering opportunities and other enriching activities. A 5-minute walk from the rec center, residents can enjoy free admission to the galleries at Arvada Center for the Arts and Humanities, a performance and concert venue with a history museum and art exhibits.
Dining and errands are quick with nearby retail clusters
For all their shopping and dining needs, locals head five minutes north to Northridge Shopping Center, where they can keep up with dental appointments, shop at Target, grab a venti Frappuccino at Starbucks and Chick-fil-A, all in one fell swoop. Also in the area is Sweet Bloom Coffee Roasters, where crafty baristas serve up lattes and other fresh roasts alongside both sweet and savory pastries. Before heading home for the day, residents can mark off their grocery lists at King Soopers, Safeway or Sprouts Farmers Market. There are several bus stops along Wadsworth Boulevard, a road lined with most of the neighborhood’s retail stores and restaurants.
Residents enjoy easy access to nature and the city
In this established neighborhood of Sunland Hills, a drive to downtown Denver is less than 30 minutes via Interstate 70, which passes through Berkeley Lake Park and Rocky Mountain Lake Park, both popular fishing lakes circled by a running loop and athletic fields. Residents are close to the capital but far enough away to appreciate their own community.
