Usually referred to as South Ashland, 13th Street-Boy Scout Road is an expansive bedroom community along the city's limits. “The draw of the south side is that you are getting away from downtown, so there are a lot more residential areas and green space,” says Ryan Keeton, a Realtor at eXp Realty who has sold homes in the area. Traditional subdivisions within walking distance of schools give way to dense woods, winding roads and small clusters of houses. A few commercial options follow the neighborhood’s main road, which is a major highway through the city. It connects drivers to downtown Ashland, popular parks and an interstate that leads to larger cities.

The community’s subdivisions offer compact lots or wooded acreage

“It has a pretty vast mix of homes,” Keeton says. “You have a few established subdivisions, and then there are some areas that feel a bit more rural.” More populated areas have smaller lots, keeping yards compact and neighbors close. Sidewalks around schools let kids walk to and from class. Other parts of the neighborhood have hilly inclines, winding roads and thick clusters of trees between sprawling lots. Styles range from bungalows, American Foursquares and ranch-style homes to the occasional Colonial Revival or custom home. Houses are typically from the 1930s through the 1970s, but some date back to 1900 or are as recent as the early 2000s. “There’s not a lot of new construction because builders are primarily doing one-off custom homes instead of new subdivisions,” Keeton says. Prices range between $120,000 and $400,000, but custom designs can cost between $450,000 and $700,000.

Students can walk to all five schools in and around the neighborhood

Students attend one of three elementary schools. Hager Elementary School and Poage Elementary School are inside the neighborhood, while Oakview Elementary School is just outside the community’s boundaries. The schools have B, B-plus and B-minus Niche scores, respectively. Students then move to Ashland Middle School and Paul Blazer High School, which are also inside the neighborhood. The schools have B-minus and B-plus ratings. The high school has an agricultural education department offering animal science, crop production and floriculture courses.

Parks are outside the neighborhood but still nearby

Ashland Area YMCA offers indoor athletic courts, pools and fitness programs. Garden Roller Rink has open skating every weekend, while Armco Park is open every day. Wooden sasquatch sculptures greet visitors exploring the park’s forest trails. Kids run around the playground while groups play disc golf or practice their aim on the archery range. Central Bark, the nearest dog park, has agility courses and a shower station to rinse off dirty paws. The community is less than 3 miles from Central Park, Ashland’s largest community park and primary outdoor event venue.

Highway 60 has local eats, thrift shops and groceries

Along Highway 60, J and J Family Restaurant serves homestyle comfort food, like freshly grilled pork chops, mustard greens and cornbread. Jesse Stuart Foundation Bookstore primarily sells novels by Appalachian authors, and shops like Round the House Consignment offer thrifted items. A small shopping center outside the neighborhood has Save A Lot, Borders Sporting Goods and 606 Coffee Company. Off Blackburn Avenue, Ashland Food Fair has fresh and frozen produce, a butcher counter and a small pharmacy. Residents are also 3 miles from downtown Ashland, which has more commercial options.

Main highways connect drivers to Lexington, Huntington and Ohio

Residents are car-dependent, and Highway 60 is the community’s primary thoroughfare. It leads into downtown Ashland and crosses over the Ohio River. “There are also lots of different ways you can backtrack through the county to get to Interstate 64,” Keeton says. “Within 10 or 15 minutes, you could be heading toward Lexington or Huntington, West Virginia.” Residents are 11 miles from Huntington Tri-State Airport and less than 3 miles from King’s Daughters Hospital.
