Walkable to Center City Ashland, the neighborhood affords easy access to the cultural events the city is known for, like First Fridays or the annual Tri-State BBQ Brawl. Central Park’s 47 acres are home to many events too. It’s common to stroll through the park and catch a pop-up concert at the central bandstand while heading to the Boyd County Farmers Market, which usually occurs in the park. The Boyd County Library makes use of its neighboring green space with events like a summer reading club kickoff party featuring live music. Dozens of kids and adults also use Central Park on any given day to fool around at playgrounds or to play a sport, like pickleball, basketball or kickball. Many also make use of the roughly 1.2 mile loop around the park’s edge, shaded by mature maple and oak trees, like much of the rest of Central Park. A few blocks west, Dawson Pool is a popular place where locals cool off in the summer. There is an entry fee for most visitors, except kids 2 and under. Some residents also make use of gyms throughout the area on hot or rainy days. The outer parts of the Tri-State area are loaded with nature preserves and state parks. Lake Vesuvius is a roughly 20-minute drive north in Ohio, popular for its swimming beaches and hiking trails. Commercial options within walking distance of the neighborhood include restaurants and local businesses along Winchester Avenue, just two blocks north. Some locals claim Jolly Pirate Donuts are the best in the Tri-State area, especially their cream-filled Longjohns and buttermilk donuts. Many locals also go there for a shot of coffee in the morning. Others go to the Mill AKY for breakfast, brunch, lunch or dinner. The sleek cafe sources all of its ingredients locally, and everything is made from scratch, down to fresh breads and pastries served at the bakery. Several shopping centers sit a few blocks west. The Midtown Mall is where many shop for groceries from Kroger. Next door, the Ashland Town Center houses over 60 national apparel stores, restaurants and entertainment options.Finely aged 20th-century homes surround a central greenspace
The neighborhood is home to some of Ashland's finest architecture. Tree-shaded streets enwrap the neighborhood's central greenspace, forming a grid of city blocks lined with Masonic temples, neoclassical churches and Victorian-style homes with red-brick alleyways running behind them. Many homes are from the 20th century, including Cape Cod houses, American Foursquares, Craftsman-style homes and Colonial Revivals. Most sell for between $100,000 and $225,000. Some homes are in need of repairs and are sold as investment properties instead, usually for between $20,000 and $60,000. Something the neighborhood is lacking, however, is an adequate inventory of multi-family options even though a majority of residents are renters. “Especially downtown, we don't have a lot of apartments and condos,” Christie says. “I think we could definitely support more middle-to-above apartments and condos downtown.”Lego robotics clubs and National Honor Society in high-ranking schools
Students in the neighborhood begin school at Crabbe Elementary, which is rated C-plus by Niche. In addition to an award-winning academic team, Crabbe Elementary offers STEM opportunities through its Lego Robotics League, which competes regionally. Ashland Middle School earns a B-minus rating and is known for hosting football games at its popular Putnam Stadium, which received a major renovation in 2024. Paul G. Blazer High School is the last step for most students, some of whom take advantage of the school's many extracurriculars, like National Honor Society. The high school has a B-plus Niche rating and is ranked the 2nd best high school in the Tri-State area, outranked only by Russell High School.Easy commutes to King's Daughter Medical Center, long walks to groceries
Sidewalks and marked pedestrian crossings make the neighborhood walkable. Some residents even walk to work or doctor's appointments at King's Daughters Medical Center, Ashland's largest hospital. Due to its proximity to the core of Ashland, a few sections of the neighborhood can be a bit busy and noisy, particularly spots around 12th Street. Although the neighborhood is less than 2,000 feet from the flood-prone Ohio River, Ashland's levees protect much of the neighborhood from major floods. There are a few pockets of lower-lying areas that have some risk, and large puddles do usually form on rainy days. But most residential areas are not in a flood zone.Crime is also somewhat of a factor in the neighborhood, which has a CAP Index Score of 6. Although 2 points above the national average, the neighborhood still sees lower crime rates than Center City Ashland, which has a score of 7.
