Just south of Downtown Ashland, but still part of the city, Valley View is a suburban area that becomes increasingly spacious and rural as it extends southward into Kentucky's hilly countryside. "The City limits of Ashland expand a far way, so even when you think you're out in the country, it's still the city technically. I have a lot of clients who prefer these areas because it has more of a hometown feeling," says Vineta Maynard, a local realtor with Realty Exchange Commercial/Residential Brokerage. Besides a handful of community churches, one of Valley View's only non-residential buildings is Charles Russell Elementary, located right on Russell Street. Most properties have spacious, grassy yards and lots range up to half an acre. Despite being removed from the city, residents of Valley View still have access to nearby amenities like a newly remodeled skate park and the city's main dog park.

Homes in Valley View range from vintage builds in closely spaced suburban areas to more contemporary homes on spacious country lots. The earliest neighborhood's older homes were built in the 1930s, mostly wood-sided traditionals, American Foursquares and cottages. Suburban areas near Belmont Sreet have well-connected sidewalks, detached garages and rear alley access. Older designs also feature unique qualities like wide front porches and dormer windows, while newer homes offer front driveways and attached garages. Traditional brick designs and ranch styles from the midcentury can be found in the southern parts of Valley View, where roads climb steep hills and grassy lots are a bit larger, up to half an acre. Most properties sell from $60,000 to $200,000, with floor plans ranging up to 2,000 square feet. Valley View has a CAP Index Crime Score of 3 out of 10, which is lower than the national average of 4.

Students in Valley View may attend Charles Russell Elementary, which is located right in the community and receives a B-plus rating from Niche. Ashland Middle School is also close, less than a mile from most homes, and earns a B-minus. Paul G. Blazer High earns a B-plus and is off of Floyd Street. Niche rates Blazer High as the second-best of the 14 public high schools in the greater Huntington area. Extracurriculars include archery, wrestling, and JROTC. Families looking for a private option for kindergarten through high school can also send their kids to Holy Family Catholic School, which is located in Downtown Ashland on 10th Street. The school receives a B-plus.

Heading outdoors in the Ashland area
At the heart of Valley View is the Ashland Kentucky Steel Sports Park. It has a soccer field, two ball fields and a public skatepark that was updated in 2022 to include new ramps and halfpipes. Central Bark, located right off Blackburn Avenue, was converted from a ball field into Ashland's official dog park. Recent updates include a water fountain, restrooms and picnic benches. The Ohio River curves just north of the city, about 3 miles from the neighborhood. Port of Ashland is a popular weekend destination. "People like to boat on the river, and the views from the Port are really nice and peaceful," Maynard says. Indoor recreation is available at the Ashland Area YMCA, 2 miles west of Valley View. The facility includes a fully-equipped gym, indoor basketball court and pool.
Central Bark is a large dog park providing a playground and shower to wash your pet.

Shopping and dining along Winchester Avenue
The closest shopping to Valley View are the Dollar General on Winchester Avenue and 44th Street and Ashland Food Fair, a local grocery store with a hot food bar and freshly made items. Residents have several more options within a 15-minute drive. "Ashland is such a small place, nothing's very far away here. It's just minutes to most places," Maynard says. Midtown Mall has a Kroger, Planet Fitness and a Big Lots just over 2 miles away, and Ashland Town Center is nearby, right off of Winchester Avenue. This indoor mall has a movie theater, retail, like JCPenney, and restaurants like Cheddar's Scratch Kitchen. Cheddars serves made-from-scratch American comfort items like chicken tenders and spinach dip alongside large cocktails on the weekends. Camp Landing Entertainment District recently opened on Highway 60 as well. It includes axe throwing, Malibu Jack's indoor amusement park, and Sandy's Racing and Gaming. Sandy's is also in the process of adding a new ovular track for horse racing and betting.
Foodfair is a great supermarket for fresh food at an affordable price.

Getting around the Valley View area
Located 3 miles from Downtown Ashland, Valley View is about a 10-minute drive on Highway 60 and Belmont Street. To get to Huntington, residents can either drive the 15 miles on Interstate 64 or take the Ohio River Scenic Byway to get there in under 30 minutes. "In our area, we're used to driving. It's more rural than other places, so the average person might drive 40 minutes to work," Maynard says. The closest hospital, King's Daughters Hospital, is the sixth-largest in the state and is located in Downtown Ashland on 23rd Street. For commercial flights, Huntington Tri-State Airport is 9 miles from Valley View along Highway 23. The airport has service from two national airliners and offers flights across the East Coast.
Living in Ashland offer residents a dense suburban feel.
