3 Tiers of Ashland
Neighborhood in Ashland, Oregon
Jackson County 97520
Craftsman, split-level and raised ranch-style homes
Homes in 3 Tiers of Ashland encompass a variety of architectural styles. “There’s no one design. You could have an original Craftsman or a Greene & Greene-style 1900s [build], and then a 1970s home next to a 1930s farmhouse,” Goebelt says. “It’s a creative town. It’s an art town.” Residents take in views of the rolling hills around Grizzly Peak from backyards and decks with elevated views. These homes tend to come with three or four bedrooms, fetching between $800,000 and $900,000, while those higher in square footage with an unobstructed view can cost over $1 million.Raised ranch-style homes and split-levels built in the 1960s and 1970s—along with some later contemporary traditional homes—come with three to four bedrooms. These, as well as original Craftsman homes constructed in the first four decades of the 1900s, cost between $650,000 and $775,000. Smaller cottages and bungalows with two or three bedrooms built in the 1940s and 1950s cost between $400,000 and $500,000.
Local Rogue Valley reds at Pie and Vine
One of the neighborhood’s highlights is its proximity to downtown Ashland, or what locals call “The Plaza.” Pie and Vine is a wood-fired pizzeria that makes its crust and focaccia from scratch every morning. Other classic Italian meals on the menu include lasagna and risotto, which pair seamlessly with its list of imported Italian and West Coast wines, some from the surrounding Rogue Valley. A few blocks away, patrons peck at their laptops in Noble Coffee Roasting’s sleek, industrial interior while they enjoy espresso, intricate latte art, croissant sandwiches and pastries. There, they can pick up a bag of coffee beans to take home or shop for other weekly essentials at the Safeway across Siskiyou Boulevard.Highly rated schools and strong theater programs
The youngest students in 3 Tiers of Ashland may start their education at Walker Elementary School and Ashland Middle School, both of which earn A-minus grades from Niche. They may then progress to Ashland High School—earning an A-minus—which has a regarded theater program. High school drama students showcase their work at the school’s Mountain Avenue Theatre, equipped with green rooms, dressing rooms, an orchestra pit, a full fly system, a loading dock and seating for an audience of 412.Nearby Southern Oregon University is home to another strong theater program, earning its title as a Designated Center of Excellence in the Fine and Performing Arts. Notable alumni in television include Ty Burrell and Kim Rhodes.
Streets that lead to art, music and Shakespeare
Siskiyou Boulevard, also known as state Route 99, runs along the north side of 3 Tiers of Ashland, connecting the neighborhood to The Plaza. Terrace Street—the western boundary of the neighborhood—connects to Lithia Park, the city’s biggest park and the grounds of the Oregon Shakespeare Festival. Ashland Street traverses the neighborhood horizontally, passing Glenwood Park and eventually reaching the music and arts buildings at Southern Oregon University.Pocket parks and hiking through heavily forested areas
Ashland invested generously in parks and green spaces in 2023, adding 22 acres to the city’s inventory. Liberty Street Park, in the south of the neighborhood, was one of the city’s largest additions, spanning nearly 18 acres. The new park, canopied by towering evergreens, includes stretches of the Ashland Canal Trail and the Liberty Street Trail, both of which connect to Southern Oregon University. The Cottle Property Trail and Waterline Road both bridge the gap between Liberty Street Park and the Cottle-Phillips Property to the west, leading hikers along old apple and pear trees. The dense forestry and high summer temperatures can potentially facilitate wildfires, leaving the area at risk of fire and lessened air quality. The city provides numerous resources for reducing the risks, including fire-adapted landscaping, preparing for wildfires and creating clean air spaces, and enforcement of weed abatement in yards during the summer.Though 3 Tiers of Ashland has access to densely forested areas immediately behind its residential streets, the neighborhood also features pocket parks like Triangle Park. Glenwood Park is also tucked between residential streets, though it features soft trails that traverse its 2.4 acres of land. Residents can enjoy the Japanese gardens, along with the tennis, pickleball and sand volleyball courts, at Lithia Park, about 10 minutes away.
