Former timber mill turned residential subdivision
Parts of Croman Mill were left vacant for decades, after the synonymous timber mill that operated here closed in the 1990s. But in the early 2000s, the city of Ashland gave it another look, and now it’s the future site of a mixed-use, walkable community. Homes and businesses already exist here, so with the Croman Mill project in place, this area will become the next frontier of Ashland's urban expansion. It borders Interstate 5, a major thoroughfare that extends the length of the West Coast, and is near Route 99, a highway linking it to downtown Ashland also known as Siskiyou Boulevard. This neighborhood is also close to some of southern Oregon’s most popular wineries.: “I think there are about five wineries in the area alone,” says Robynne Whitaker, a local Realtor with the NW Real Estate Team at Pattie Millen Group. “Overall, the whole of Rogue Valley has just exploded, and now there are hundreds of vineyards.”

Contemporary townhomes and single-family homes
North of Ashland Street are multiple townhouse communities, mostly built in the late 1990s and the early 2000s. “The town slowed down development in the 60s, 70s and 80s, so you won’t find many dated subdivisions,” Whitaker says. These contemporary and New Traditional townhomes can range from $250,000 to $500,000, and most of them include paved driveways and attached garages. Wingspread Park, an all-ages manufactured homes community, has properties that cost between $100,000 and $250,000. In the southern end of Croman Mill along Tolman Creek Road, prospective homebuyers can find bungalows, Craftsman and ranch-style single-family homes on tree-lined streets; most homes range between $500,000 and $800,000. Future Croman Mill communities are expected to feature a mix of luxury apartments, townhomes and single-family homes in a series of planned subdivisions.

Southern Oregon wineries and vineyards abound
Winery, one of the city’s first craft wineries, opened in 1988 and operates a mile south of the neighborhood. Irvine & Roberts Vineyards specializes in Pinot Noir and Chardonnay 3 miles outside the neighborhood. It offers outdoor wine tastings with countryside views . Belle Fiore Winery, holds wine tastings in an Italian pavilion and a Mediterranean chateau. “If Disney were building a winery, it would look like Belle Fiore,” Whitaker says.

Southern Oregon University offers college prep programs for high schoolers
Students here are zoned for the Ashland School District, which receives an overall A-minus rating from Niche. Kindergarten through fifth-grade students attend Bellview Elementary School, an A-minus-rated institution. Ashland Middle and Ashland High School also both receive A-minus ratings. “People in Ashland believe in funding and supporting our public schools, so Ashland School District is one of the best districts in the state,” Whitaker says. Only 1 mile from Croman Mill is the campus of Southern Oregon University (SOU), a public college with more than 5,000 students. SOU offers college prep programs to kindergarten through 12th-grade students throughout southern Oregon, including summer camps, workshops, academic competitions and early college credit opportunities for high school students.

Oak Knoll Golf Course established in 1927
Several Croman Mill townhouse communities are within walking distance of the Ashland Family YMCA. Neighbors visit the Y for fitness classes, youth clubs and educational programs, including afterschool and preschool. Its indoor aquatic center has a full-size pool where local kids can take swimming lessons. People can practice their archery skills at Moonbow Archery, or play golf at the Oak Knoll Golf Course, which is operated by the Ashland Parks & Recreation Commission. Founded in 1927, this par 36, 9-hole course is the only municipal golf course in Southern Oregon.

Grocery stores and restaurants at Tolman Creek Plaza
Ashland Street has a series of shopping plazas with chain stores and supermarkets. At Tolman Creek Plaza, residents can shop at Albertsons supermarket, grab a coffee from Starbucks or pick up household necessities at Rite Aid. Tolman Creek Plaza also features Nature’s Pet Market, a pet supply store, and Bonsai Teriyaki, a regional chain serving sushi, tempura and gyoza. Convenient access to Interstate 5

Croman Mill is less than 1 mile from the Ashland Municipal Airport, a general aviation facility, and 18 miles from the Rogue Valley International Airport. Residents can take Siskiyou Boulevard to make the 3-mile drive to downtown Ashland . The Rogue Valley Transportation District operates three bus routes through this neighborhood, with stops along Tolman Creek Road and Ashland Street.
