Mill Pond blends suburban living with access to the Railroad District

Tucked between Ashland’s trendy Railroad District and the scenic Rogue Valley countryside, Mill Pond offers understated living close to all the city has to offer. “A lot of my clients don’t know about it if they aren’t familiar with the area,” says Mark Philhower, the co-owner of Full Circle Real Estate. “This one’s easy to miss. You don’t realize what’s back there when you’re passing it on Main Street. It’s a really cute neighborhood.” However, those who know Mill Pond often fall in love with it. In fact, one of the houses on which Philhower received the most bids was in the neighborhood.

Craftsman-style homes from the 1990s and net-zero new constructions

Contemporary homes in Mill Pond are often shrouded by mature trees that spill shade onto adjacent sidewalks. “It’s a very walk- and bike-friendly neighborhood,” Philhower says. “It’s a very level neighborhood. A lot of Ashland is built on the hillside,” adds Eric Poole, who co-owns Full Circle Real Estate with Philhower.

Minimal Traditional and Craftsman-style homes built throughout the 1990s range from $470,000 to $700,000; most offer back decks or patios. New constructions — built in 2024 or later — often feature asymmetrical rooflines, large, floor-to-ceiling windows and solar panels. Fetching between $540,000 and $870,000, most of these homes are part of the Beach Creek subdivision, which charges $60 in homeowners association fees every month. Beach Creek is considered a net-zero solar community, meaning that the amount of energy it uses is equal to the amount of renewable energy it produces.

High summer temperatures and the region’s arid climate elevate the risk of wildfire. To mitigate the risk, the city of Ashland enforces weed abatement for homeowners during the summer months.

North Mountain Park, Garfield Park and the Central Ashland Bikepath

The Central Ashland Bikepath passes through the neighborhood, following the Central Oregon & Pacific Railroad tracks to A Street, one of the city’s main commercial strips. “You can get into town pretty quickly,” Poole says. “It’s less than a mile, and you get right off in the Railroad District, which has some art galleries, yoga studios and other things.”

North Mountain Park sprawls across a significant portion of the neighborhood, and grazing deer are common visitors to the green space. The park includes three soccer fields, two baseball fields, a playground and a picnic pavilion surrounded by a blooming flower garden. A wooden teepee and a labyrinth made of pebbles are some of the park’s more unique features. South of the neighborhood, Garfield Park offers volleyball and basketball courts, as well as a playground and a splash pad for younger children.

Direct connections to downtown Ashland and Medford

Mill Pond is anchored by Main Street, and drivers can follow the road west to the center of Ashland and the grounds of the Oregon Shakespeare Festival, both between 1 and 2 miles away. Interstate 5, also known as Pacific Highway, is located immediately north of Mill Pond. The interstate — as well as Siskiyou Boulevard, south of the neighborhood — leads northwest to downtown Medford, which is about 18 miles away. Slightly north of downtown Medford, the Rogue Valley International-Medford Airport offers non-stop service to 10 cities across the West. The community is largely car-dependent, but a Rogue Valley Transportation District bus stops along Siskiyou Boulevard.

Rogue Valley Roasting Company and the Ashland Tuesday Market

Heading west on Main Street, drivers will pass RoCo cafe. Short for Rogue Valley Roasting Company, RoCo is a popular gathering place for locally roasted coffee, baked goods, locally made ice cream and alcoholic beverages with a cozy atmosphere and no shortage of houseplants. A Safeway is several hundred feet away, and the main stretch of Ashland is just past that with more dining options. The popular Ashland Tuesday Market takes place just across Main Street from the neighborhood at the ScienceWorks Hands-On Museum every week from March through November. North of Mill Pond, Carlito’s Italian Cuisine crafts a variety of pizzas and pasta dishes in the 55-plus Mountain Meadows master-planned community.

A rigorous theater program and a new stage at Ashland High School

Students may begin their K-12 journey at Walker Elementary School, which scores a B-plus grade from Niche. They may then move forward to Ashland Middle School — earning an A-minus — before joining the rest of public school students in the city at B-rated Ashland High School. The high school offers a robust theater program, with courses in stage management and theatre arts, playwriting and improvisation, directing and an Oregon Shakespeare Theatre Master Class offering. The school’s newly designed Mountain Avenue Theatre has over 400 seats, green rooms, a full fly system and a loading dock.
