Below Siskiyou Boulevard in southside Ashland is Mountain Ranch, a residential suburb bordering Oregon’s Rogue Valley region. Part of the neighborhood belongs to the Mountain Ranch Property Owners Association (MRPOA), a planned subdivision of 74 single-family homes, and nearby is the Oredson Todd Woods, a 300-acre outdoor space that feeds into Siskiyou Mountain Park. Craftsman and ranch-style homes built along hilly streets
Ranch-style residences and Craftsman homes are the two most common housing styles in Mountain Ranch and can cost between $530,000 and $700,000. Bi-level properties, prairie-style dwellings and homes with traditional and New Traditional architecture are also here and cost between $700,000 and $1 million. Most have paved driveways, garages, and front lawns landscaped with various trees and bushes. Houses were built between 1900 and the early 2000s but mostly came online in the three decades between 1960 and 1990. Hiking trails in Oredson Todd Woods
Mountain Ranch’s entire western boundary is the Oredson Todd Woods, a dog-friendly nature preserve with hiking and biking trails connecting to Siskiyou Mountain Park. The entrance to the woods is off Lupine Drive near the southern edge of the neighborhood, and it leads parkgoers to the mixed-use White Rabbit Trail and the hiker-only Mike Uhtoff Trail, spanning 2.4 miles. Mount Ashland, which has the highest peak within the Siskiyou Mountains, is about 12 miles south of the neighborhood. It’s home to the Mount Ashland Ski Area, a popular wintertime resort with 23 trails for skiing and snowboarding.

Southern Oregon University offers early college credit for high schoolers
Students in Mountain Ranch can attend schools within the Ashland School District, which receives an overall A-minus rating from Niche. Belview Elementary is within walking distance of the neighborhood, across Siskiyou Boulevard. Ashland Middle and Ashland High School are situated approximately 2 miles north. All three schools receive A-minus Niche scores. Students at Ashland High School can enroll in early college credit courses as part of the school’s partnership with Southern Oregon University (SOU), a public university that offers bachelor’s degree, graduate and certificate programs. “SOU also has an orchestra and symphony, and everyone from the community goes to those performances, not just the college students,” Soditus says.

Wine-tasting at nearby Weisinger Family Winery
Weisinger Family Winery is a popular wine-tasting spot located off of Siskiyou Boulevard. In 1988, Weisinger became Ashland’s first craft winery, specializing in varietals made only with fruit from local vineyards. Two strip malls – the Ashland Shopping Center and the Gateway Shopping Center – sit in a small triangular commercial area at the intersection of Ashland Street and Siskiyou Boulevard. Ashland Shopping Center has the Ashland Artisan Emporium, an eclectic antique store, and several dining spots, including Little Shop of Bagels and Northwest Pizza, which hosts open-mic night. “You can go to any of the wineries or bars in Ashland, and they'll have things like open mic and poetry nights,” Soditus says. “They'll be like, 'Come on in, plug in your guitar and play!’” At the Gateway Shopping Center, residents can shop for groceries at the Market of Choice Ashland or order lunch next door at Falafel Republic, a Mediterranean takeout restaurant.

Convenient access to Siskiyou Boulevard
Siskiyou Boulevard is the main thoroughfare in Ashland, but residents of Mountain Ranch are also right next to Interstate 5. The highway goes around the city and travels the entire length of the West Coast. Both Siskiyou Boulevard and Interstate 5 connect to the nearby city of Medford, located roughly 16 miles north. Residents can access the Route 10 bus line operated by Rogue Valley Transportation District (RVTD) at the Siskiyou and Bellview stops.
