Hilly suburb with scenic views of Rogue Valley
North Ashland is a small residential suburb situated just off Route 99, where the homes were built to suit the hilly terrain. Mountains and the Rogue Valley countryside sit west of the neighborhood, providing a scenic backdrop of peaks and open land. “Ashland has always been uniquely Ashland. It’s very different from most of southern Oregon,” says Katherine Soditus, an Ashland native and a principal broker/Realtor with Real Estate Alliance & Lease. “We’re a thriving outdoor community that really embraces farm-to-table living.” Health, wellness and sustainability are commonly held values throughout the city, says Soditus. Ashland’s population has steadily increased over the past several decades, and North Ashland has felt the impact. The real estate market here has been hot in the past five years. North Ashland encompasses the Asante Ashland Community Hospital, which is located in the middle of the neighborhood and offers 24-hour emergency services. The neighborhood has an overall CAP Index Crime Score of 2 out of 10, lower than the national average of 4.

No two single-family homes are the same
Single-family homes in this neighborhood reflect various housing styles and architectural features. Everything from hipped-roof bungalows and ranch-style residences to large New Traditional estates and homes with Craftsman-style features is available here. Because of North Ashland’s hilly topography, most homes here were built to conform to the sloping neighborhood streets. The steep roads don’t allow for many sidewalks, so walking through the neighborhood is difficult. A handful of condo units and townhouses also sit throughout North Ashland, ranging in price from approximately $250,000 to $450,000. Single-family homes start at around $450,000 and can cost up to $1 million.

Seasonal outdoor recreation at Mount Ashland
Between the Asante Ashland Community Hospital and Route 99 is Scenic Park, a 1.5-acre outdoor space named for its unobstructed views of Ashland and the surrounding Rogue Valley countryside. The park also has picnic tables, two playgrounds and a community garden. West of North Ashland is a mountainous region full of outdoor opportunities. “We have Mount Ashland for skiing, and there are also a ton of trails there for the spring and summer seasons,” Soditus says. “You can spend your life skiing, hiking and mountain biking, but with an overall lower cost of living compared to other areas along the West Coast.” About 1 mile south of the neighborhood is the Acid Castles Trail access point, where hikers can embark on a 1.3-mile loop lined by granite boulders. Ashland—home to the Oregon Shakespeare Festival, a multitude of wineries and a ski mountain—attracts its fair share of tourists throughout the year.
