Ashland’s historic Railroad District was established in 1887 when the “Golden Spike” was driven into the ground, connecting the Oregon and California train tracks and completing the United States industrial railroad. In the following decades, Ashland became a major player in the railway industry and saw a boom in both commercial and residential development. Many of the properties built during this period still remain in use with the help of preservation efforts and restoration projects. In the 1930s, a major railway shifted its main route out of Ashland, and the city slowed its rapid growth. Today, the Railroad District’s walkable central location and presence of restaurants, parks, historic landmarks and performing arts venues has made it one of the city’s most popular neighborhoods to live in.

Homes from the turn of the century
An eclectic assortment of single-family homes and multifamily properties line the grid-patterned streets that take up a large portion of the Railroad District. “Turn of the century homes line the historic district’s streets – some have been completely renovated, some still provide an opportunity for those seeking a project,” says Justin Donovan, a broker with Ashland Homes Real Estate Inc. and Ashland resident. Craftsman bungalows and homes with Victorian-style architecture are common housing styles in this area. Single-family homes typically range from $500,000 to $900,000, while condo units and townhomes often cost between $250,000 and $450,000. Some properties have gravel driveways and garages, but most residents park their cars on the street. Sidewalks and wide, well-maintained shaded by mature maple and pine trees make this neighborhood highly walkable.

Boutique stores and local restuarants
Residents can grab their morning coffee from either Noble Coffee Roasting or Rogue Valley Roasting, two cafes nestled among the residential streets of the Railroad District. Across the street from Noble Coffee Roasting is The Peerless, a boutique hotel with an adjacent restaurant. “Peerless Restaurant in the Railroad District has great food and a nice outdoor garden area for seating when the weather is right,” Donovan says. Several other dining spots are located along Main Street, such as Pie & Vine, an Italian restaurant, and Zoey’s Café, an artisan ice cream shop. Residents can also shop at a number of local stores and small businesses, including The Hermeticus Book Shop, Northwest Nature Shop and Piccadilly Cycles, a bike shop. For grocery shopping, the Ashland Food Co-op is owned and operated by the community and offers a variety of fresh produce and prepared foods.

Historic Railroad Park
Railroad Park is a 1.75-acre outdoor space located next to Ashland’s historic railroad tracks and features a picnic shelters, playground and basketball court. The park also has an access point to the Bear Creek Greenway, a 20-mile bike path that travels up to the nearby city of Medford. Residents can also walk to the nearby North Mountain Park and Nature Center, which has a network of hiking trails that journey through botanical gardens and wildlife habitats. 1 mile south of the Railroad District is the sprawling Lithia Park: “It’s the crown jewel of the town; Lithia Park is a 93-acre park with hiking and the Ashland Creek flowing through it,” Donovan says. “The park also has a wonderful new Japanese Garden.”

Live music at La Baguette Music Cafe
From spring through early winter, the Oregon Shakespeare Festival hosts a number of shows between its three performing arts venues: the Angus Bowmer Theatre, the Thomas Theatre and the outdoor Allen Elizabethan Theatre. The Historic Ashland Armory, which was built in 1905, is another popular event space that’s used for concerts, weddings, film festivals and corporate gatherings. Residents can also catch live music every Wednesday and Saturday morning at the La Baguette Music Café, Ashland’s oldest family-owned bakery.

Students zoned for Ashland School District
Students in this neighborhood are zoned for the Ashland School District, which receives an overall A-minus rating from Niche. Students in kindergarten through fifth grade can attend the A-minus-rated Walker Elementary School. Ashland Middle and Ashland High School are also rated A-minus, and high school students have the opportunity to enroll in early college credit courses with Southern Oregon University.

Bus services operated by Rogue Valley Transportation District
The Asante Ashland Community Hospital and its 24-hour emergency room are a 1-mile drive outside the neighborhood. The Rogue Valley Transportation District, or RVTD, operates three bus routes that travel through the Ashland area, which include 1X: Medford Ashland Express, 10: Ashland and 17: Ashland Circulator. Commuters have convenient access to Interstate 5, a major thoroughfare that runs the entire length of the West Coast and travels north into the nearby city of Medford.
