A subdivision insulated from city life by two rivers
River Point is a small Astoria subdivision enveloped by nature—the Youngs and Wallooski rivers separate it from the rest of the city, while a lush forest on its southeast corner adds to the peace and quiet. “It’s outside of the city limits, so people have a little bit of elbow room and more space,” says Deb Stenvall, a real estate agent with Bree and Associates Real Estate Team, brokered by eXp Realty, LLC. “People want yard space—everyone seems to have a dog now.” Surrounded by fishing and boating opportunities, the neighborhood is just a bridge away from regional events such as the Astoria Warrenton Crab, Seafood and Wine Festival and the Astoria Scandinavian Midsummers Festival.

Astoria Scandinavian Midsummer Festival
The Clatsop County Fair and Expo Center is just across the Wallooskee River, home to events like the county fair and the Astoria Warrenton Crab, Seafood and Wine Festival. It has welcomed artists like Willie Nelson to its stage and hosted circus performances, indoor rodeos and car shows.
The Astoria Scandinavian Midsummer Festival, which is over 50 years old, takes place at the venue during the third full weekend of June. The festival celebrates the community's Nordic roots with traditions like hex burning around a bonfire and a traditional Finnish pancake breakfast before the closing ceremony. Attendees can enjoy imported goods and traditional Nordic cuisine, watch Nordic music, dance and theater groups perform and marvel at Icelandic horses.
Astoria offers several amenities and attractions for the whole family to enjoy.

Fishing and boating on the Youngs and Wallooskee rivers
With the Youngs River on one side and the Wallooskee River on the other, River Point offers plenty of opportunities to be on the water. Fishermen wait for salmon, trout and Pacific lamprey to bite, while kayakers and paddleboarders enjoy the peaceful waters. For inland recreation, the Saddle Mountain Archers Club maintains a range in the forested stretch just outside the neighborhood. Members use a nearby trail to access the range, as do hikers enjoying the Pacific Northwest evergreen scenery.

Houses in the River Point Homeowners Association
Most homes in the neighborhood belong to the River Point Homeowners Association, which collects monthly fees of around $70. Much of the construction in the subdivision occurred in the early 2000s, producing two-story homes with three to four bedrooms and Craftsman details, including multiple gables and small front patios bolstered by columns. “Astoria is an old town, and most of the houses in our downtown are older,” Stenvall says. “If you are looking for contemporary homes, [River Point] is a place you can go.” Lots come with enough room for a spacious backyard with a few raised garden beds. Homebuyers can expect to spend between $600,000 and $700,000 on a River Point property, though homes on larger lots can sell for closer to $900,000.

Shopping in Warrenton and dining in downtown Astoria
Though River Point is primarily residential, locals are only about 5 miles away from shopping and dining in downtown Astoria. Additional shops outside of the city center can be reached by taking Nehalem Highway south to Big O Saloon near Olney. The self-proclaimed “cookhouse and watering hole” is also home to a general store, housed in a log building with designated motorcycle parking outside. There, diners can enjoy sandwiches, crispy appetizers or cold drinks served in mason jars.
Residents can also take the highway north towards the city, stopping at Fultano’s Pizza on the way. The local chain serves creative pizzas, like the bacon cheeseburger, chicken fajita and Reuben, and has arcade games. Stores like Fred Meyer and Natural Grocers are in neighboring Warrenton, about 7.5 miles away.
