An established community with older homes, drawing a lot of eyes
Baxter’s location along the western edge of downtown Athens and the University of Georgia campus is piquing interest in this community and setting it up for growth. “There are a lot of eyes on this area right now,” says local Realtor Marcelo Buril of Greater Athens Properties. Buril has sold homes in the region for nearly five years and has lived in the city for 25. “Investors have come in and remodeled homes in the area, mainly because of how close it is to UGA and how lively the area is.” The surge in interest has brought about change in the community, most notably in its housing, and locals anticipate this to continue over the next few years. “Over the years, this area has changed a lot,” Buril says. “And in five to 10 years, a lot more will be changed and renovated.” Baxter’s proximity to UGA has attracted students, but the community is also popular with working professionals, according to Buril.
Locals in Baxter utilize the close proximity to downtown Athens for several shopping needs.
The university of Georgia campus can be found just outside of the Baxter neighborhood.

Mid-20th century cottages are being renovated
Baxter mainly features cottages from the 1940s and ’50s that measure under 1,000 square feet. They typically feature between one and two bedrooms and list between $75,000 and $200,000. Some cottages sell between $200,000 and $350,000 because they measure above 1,000 square feet, have three bedrooms or were recently renovated. Baxter also features many 21st-century homes, like the Craftsman bungalows and contemporary colonials near the corner of Waddell and Paris Street. They list under $200,000. Some newly constructed homes measure over 2,000 square feet and list between $400,000 and $500,000. Condominium options are available in Dearing Courtyard, a small housing community off Dearing Street. It features two- and three-bedroom units that sell between $230,000 and $330,000. The streets in Baxter are narrow and, like much of Athens, hilly. Many homes sit atop small slopes.
Some new construction homes can even be found in Baxter.

Baxter is surrounded by restaurants. On Baxter Street, D92 Korean BBQ has all-you-can-eat options with various meats and soju. The restaurant also features Bento box takeout options with rice, japchae, kimchi and more. The Farm Cart offers breakfast favorites with fresh buttermilk biscuits. On West Broad Street, Tamez Barbecue has full racks of ribs, and heaping brisket plates served with sides like coleslaw and cowboy beans. Several fast-food options are nearby, like Raising Cane’s on Baxter Street and Chick-fil-A on Alps Road. At the corner of Alps Road and Baxter Street, the Alps Village Shopping Center features Kroger.

Baxter is home to Clarke Central and Classic City High Schools
The Clarke County School District receives an overall B on Niche and serves nearly 12,500 students. Bettye Henderson Holston Elementary School, renamed from Alps Road Elementary in 2023 in honor of one of the first Black teachers in Athens, scores a C on Niche. Clarke Middle School has a B and Clarke Central High School scores an A-minus. While Baxter is home to and zoned for Clarke Central High School, it’s also the site of Classic City High School, which offers a non-traditional setting with face-to-face and hands-on learning. Classic City currently serves fewer than 30 students and has a C-plus on Niche. Baxter also features the H.T. Edwards Campus, which hosts the Athens Community Career Academy. The academy is a Clarke County School District program that offers specialized college-level courses through a partnership with Athens Technical College.

Clarke Middle School is a rich and diverse place for students to learn.
Clarke Central High still stands in its original school building.

Recreation at Rocksprings Park
Rocksprings Park is in the heart of the community and within walking distance from most homes. The park sprawls across six acres and features a pirate-ship-inspired playground, basketball courts and an outdoor pool. The 8,100-square-foot Rocksprings Community Center puts residents in touch with a computer lab, kitchen and game room. The center hosts several programs, like after-school care and dancing lessons. Heading to UGA or downtown
ACC Transit serves the community and buses shuttle across West Broad Street, Baxter Street and Alps Road. Downtown Athens and the University of Georgia are about 2 miles east and typically require a 20-minute bus ride with little traffic. Baxter is home to St. Mary’s Hospital. Atlanta is about 68 miles southwest, and the Hartsfield-Jackson Atlanta International Airport is 72 miles away.
